🏡 Breaking New Ground in Geneva, NY! 🚜

Cook Properties is excited to announce that we have officially broken ground on our new Carter Road development in historic Geneva, New York!

This project represents an exciting new chapter for Cook Properties. When complete, the Carter Road development will feature 145 new homes, helping bring more quality, attainable homeownership opportunities to the Finger Lakes region.

It also marks an important first for our company. Unlike our traditional manufactured home communities, where residents own their homes and lease the homesite, Carter Road homebuyers will own both their home and the land it sits on.

For nearly 30 years, Cook Properties has worked to expand access to attainable homeownership across New York State. Carter Road builds on that mission in a new way—creating a neighborhood where families can put down roots, build equity, and truly own the place they call home.

There’s a lot of work ahead, but today we’re celebrating the first step. We can’t wait to watch this new Geneva neighborhood take shape!

A recent Yahoo Finance article highlights something we at Cook Properties have believed for years: factory-built and manufactured housing can play a major role in addressing America’s housing affordability crisis.

For too long, manufactured homes have carried an outdated stigma. Today’s homes tell a very different story.

💰 A significantly more attainable path to homeownership
🏗️ Efficient factory construction that reduces material waste and construction time
🇺🇸 Homes built to rigorous federal HUD construction and safety standards
📈 A housing option representing roughly 1 in 10 new single-family home starts in the U.S.

And affordability is where manufactured housing really stands apart. Recent industry data puts the average manufactured home at approximately $123,300, excluding land, compared with approximately $406,000 for a new site-built home. In 2026, one of the nation’s largest factory-built home manufacturers reported an average U.S. selling price of just $97,800.

With America facing a housing shortage estimated at more than 4 million homes, we believe the solution isn’t simply finding ways for people to pay more for housing.

We need to find better ways to build quality homes for less.

That’s exactly what modern manufactured housing can do.

The Dream Factory Rochester New York will be hosting a Pickleball Tournament Fundraiser on Saturday, September 19, 2026, at the Fairport Pickleball Club.

The Dream Factory is the nation’s largest all-volunteer children’s wish-granting organization and believes that children facing chronic illnesses and disorders deserve the same hope, joy, and unforgettable experiences as children with life-threatening illnesses.
