I’ve been fortunate to have been able to be involved in so many great projects over the years. Most have felt like running the gauntlet when the starting gun goes off.
This past year, we decided to design and build a small utility “barn” at one of our projects to hold equipment and house a maintenance office. This has been one of my more enjoyable endeavors without a serious timeline or restrictive budget. As developers and then managers of our real estate- you can never have enough storage. Getting organized is the key. We’re close to being completed and it will be fun to watch this little building fold into the operation.

The good weather is finally here and we’re trying to be ahead of it in High Falls.
The Centers at High Falls is getting our attention this year. Masonry precast repairs and pointing from corner to corner. These projects have been on my radar for a few years now and I’m excited to get things underway.

It was great to see some percussionists from the Eastman School of Music using our space to record.
We’re looking forward to the summertime activities in this district.

The Gorsline Building was built in 1865. It’s an iconic structure in the Rochester Landscape and it sits on the edge of the High Falls on the Genesee River. We’ve been very fortunate to be part of its story.
Several years ago we began planning for some facade work on the north face of the building. The mist from the falls creates moisture at odd times of the year and paint applied to the building, after some restorative work many years ago, has helped to trap that moisture in some of the old bricks.
We started with the idea that we would replace 200 of these bricks and repoint. As the restoration project progressed, the job quickly grew to 400 bricks. We won’t repaint. Instead, we’ll leave the new bricks exposed . This will change the look of this side of the building but it will be healthier for the structure.

I had a chance to get into the lift today and get a little closer to the bricks and mortar that we’ll need to pay attention to next year.

After suffering through a fire 18 months ago, our Monroe Ave location is renovated and rented. These disasters feel devastating when they happen, but once you get the punch in the gut and swallow the reality of the damage it’s show time.

We re-designed and renovated and although these apartments are old and much smaller than the new units we’re involved in, they still deserve the attention of contemporary design of modern standards.

I’ve been spending so much time wrapping up the final intricacy’s of Pinebrooke that so much other work goes unnoticed. It’s normal for me to become absorbed in the final stages of a project. The devil is in the details and so much of my attention gets pulled in that direction.
When spring arrived, I reached out to my site manager Pamela Siqueira in Bridgeport, Connecticut. She and her husband, Jackson, manage a medical facility for us. We had been discussing a long overdue project regarding painting the facade of the building.
We engaged our contractor and Pamela jumped in with both feet. From the beginning, we had issues with color, product , weather and labor. I’ve got to say that Pamela quickly identified the issues and really worked to get solutions to her satisfaction. I was impressed.
We all come to this real estate profession from different places. Some of this business can’t be taught. It’s just inherent in the individual to feel burdened with the responsibility to get things right. Pamela is one of those people who’s burdened by optimism and wants the result she wants.
Kudos to you Pamela for tackling a rather thankless job and getting it across the finish line.

It’s been an incredibly busy week for us at Pinebrooke. We’re finally beginning to add the finishing touches to this development. The long awaited new parking lots and roads in addition to a Bears Play Ground for our younger residents. More amenities to come as we transition this development from a construction site to a stabilized community.

Pinebrooke has gone through a major transformation. We’ve completely finished two of our three buildings and we expect June to be a banner month with the completion of building 3. We are fortunate to have rented all of our new apartments before they were finished. The challenge has been timely completion but we have managed to accommodate everyone’s moving schedule.

We were able to grade the ever growing dirt pile behind the complex. It now awaits trees 🌳 and a few finishing touches.

It’s good to finally see the grass coming in and the porches populating with flower pots.

The larger construction project starts to wind down and the punch lists surface.
A ton of small itemized details that add up to defining the finished product. Yesterday we began moving our first new residents into Phase III at Pinebrooke. A turning point for us. The beginning of completion. Landscaping and paving are on going and let’s not forget that we still have two buildings to finish.
It’s good to see new residents moving into these fantastic spaces. Thats what gives me the greatest sense of satisfaction.
