Something about the sound of the waves, sunshine and that crystal clear water. šŸ˜

I could seriously sit here ALL day.

Miramar Beach, you are showing off today!

Anyone else feel instantly happier when they’re near the ocean?

Okay, this place was just TOO COOL not to share!

We visited McGuire’s Irish Pub while in Destin, Florida, and while we knew about all the dollar bills before we went, I had NO idea there were reportedly more than $2 MILLION worth hanging throughout the place!

And it all started with ONE dollar.

The tradition dates back to 1977 at the original McGuire’s in Pensacola. Molly Martin received her first $1 tip, signed it and tacked it behind the bar for good luck. Customers started doing the same, and the tradition just kept growing!

Today, dollar bills cover the walls, ceilings, stairways… pretty much everywhere you look. Our friends even stapled one up while we were there, so now there’s one more added to the collection. 🤭

And of course, we had to try the famous 18Ā¢ Senate Bean Soup! Yep… 18 CENTS!

We started with Irish potato skins, our friends had the Irish Boxty’s, and somewhere between the appetizers and dinner, the sun started setting. Hubby tried to capture it for me… power lines and all, it was still beautiful! šŸŒ…

Then came the entrées. I ordered the smoked cheddar bacon cheeseburger and quickly learned their burgers are ¾ POUND! After everything else, I think I managed about three bites. 🤪

And then there was Jesse’s Big Mac… absolutely obnoxious! šŸ˜‚ I’m still not sure how anyone is actually supposed to eat that thing!

But the coolest part for me was the building itself and the history behind all those dollar bills. Pictures and videos really don’t show the scale of it. There is money EVERYWHERE!

Definitely one of those unique places that was fun to experience while visiting Destin!

September 11, 2001. Never forget.

25 years later, we remember the nearly 3,000 lives lost, the families whose lives were forever changed, and the first responders, firefighters, police officers and ordinary Americans who showed extraordinary courage that day.

We remember those who ran toward danger to help others.

We remember the countless acts of bravery and kindness.

And we remember how, in the days that followed, Americans came together.

Today, on Patriot Day, we honor the lives lost, the heroes who answered the call, and all those who continue to carry the memories of September 11th with them.

May we never forget.

HOME BUYERS: What would YOU do with this space?

I found this cute little bonus area tucked between the kitchen and formal dining room while touring a home.

It has cabinets, open shelving, counter space AND a beverage/wine cooler, so there are so many possibilities.

Coffee bar? Beverage station? Snack station? Extra serving space when entertaining? Maybe something completely different?

Being right between the kitchen and dining room makes it an especially convenient little space.

What would YOU use it for? Give me some ideas in the comments!

HOME BUYERS: Yes, I’m testing the windows too.

When you’re touring a home, windows can be easy to glance at and move right past.

But try opening one. Does it open and close smoothly? Does it stay open? Does the lock work properly?

And while you’re standing there, LOOK OUTSIDE too.

What will you see every day? The backyard? Woods? Your neighbor’s house? A busy road? How much privacy do you actually have?

These are little things that are easy to overlook when you’re excited about a home, but they’re part of what it will actually be like to LIVE there.

And of course, your home inspector can take a much closer look at the windows during the inspection.

Things I NO LONGER do since moving to South Carolina… PART 2!

One of the biggest changes for me has definitely been WINTER.

I used to dread those long, cold, gray months. The lack of sunshine and being stuck inside affected my mood every year. Now winter here feels completely different.

We still get cold days and even the occasional snowstorm, but we also get sunshine, warmer days mixed in and plenty of opportunities to be outside.

I don’t miss owning multiple winter coats, planning around winter storms or spending months counting down until warm weather finally comes back.

And apparently I STILL have more for a Part 3.

If you moved South from a colder climate, what do YOU no longer do?

Come see why so many of us moved South and decided to stay!

York County August Market Update is in!

Let’s look at what actually happened in August, because the numbers tell us a lot more than simply whether homes are selling.

459 new listings came on the market, giving buyers more homes to choose from.

406 homes went under contract. This is an important number because it shows buyers ARE still out there making offers and moving forward with purchases.

363 properties sold during August. Again, homes are selling. The market hasn’t stopped. It’s shifting.

The average list price was $501,881, while the average sold price was $480,116.

Homes sold for an average of 95.3% of their list price. That’s something both buyers and sellers should pay attention to. Pricing matters, and buyers may have more room to negotiate than they did in the extremely competitive markets we saw a few years ago.

The average days on market was 59 days. Homes are taking longer to sell, which means sellers need to be realistic about pricing, presentation and patience. For buyers, that extra time on the market can sometimes create opportunities for negotiations.

So what does all of this mean?

For sellers: Homes ARE selling, but simply putting a home on the market doesn’t guarantee a quick sale. Pricing correctly from the beginning and making sure your home shows well are more important than ever.

For buyers: More inventory and longer days on market can give you more time to consider your options and potentially more negotiating power. That doesn’t mean every seller will negotiate, but it does mean there may be opportunities depending on the property.

The York County market is still moving. 406 homes going under contract in one month tells us buyers haven't disappeared.

Thinking about buying or selling and wondering what these numbers mean for YOU? Send me a message and let’s talk about your specific situation.

HOME BUYERS: Let’s settle this one.

This primary bathroom had a big shower AND a separate tub.

Some buyers LOVE having both. Others would never use the tub and would rather have that space for something else.

So I want to know…

Would YOU keep both? Or are you getting rid of the tub?

Tell me in the comments!
