Story time.

I saw a buyer make a TikTok the other day upset that the home she was under contract for blew up. She ended up paying roughly $1000 with inspections and an appraisal. For a home she wasn’t going to be able to close on.

Why did this happen? I’ll tell you.

The property was on a well and septic system. The well and septic system were too close together. In Illinois there is a minimum separation distance. It’s 50 feet.

This is not something we are taught as Realtors when we get our license. It’s something we learn in the course of doing business for many years.

Guys, this is why you hire an experienced Realtor. I have a tape measure in my car, at all times, just in case I come across a property like this with my buyers.

And yes, I’ve learned throughout many years of selling real estate how to find a septic cap and system 😁

This is completely insane.
In zero way should these columns not be centered on that cement porch pad.
My first call would be to the general contractor and he would have gotten an earfull 😡
I’ve had a house built. I’ve been in this position. Not with front porch pillars but with windows.
My late husband and I would frequent our home throughout the process of construction. One night we showed up and I looked at the front of the home. The upstairs windows were touching the soffit. LITERALLY touching the soffit they were so high. I was pi**ed.
My husband told me to calm down and that nothing could be done as all the bricks were in.
I fought back. HARD.
I pulled out the blueprint and showed him this was the builders screwup.
The builder made it right. He had the bricks removed and moved the windows to where they should be.
Guys. Don’t ever think you have to settle.

When a Realtor recommends certain service people for you to call, it’s wise to take their advice. To those that think we get some kind of “kickback” for doing so, not even true. That is illegal.

This is a true story that just happened with one of my recent listings.

I informed my seller she needed to have a Clearwater certification done prior to closing. I gave her the name of a plumber I’ve used for years and informed her it would be, at best, $50.00.

She got that plumber’s voicemail and instead of leaving a message she called a plumber she found on Google.

The plumber she called came and did the required Clearwater certification and gave her an invoice for….get this…. $250.00! 😳

This plumber told my seller that it hadn’t been $50.00 for years and that $250.00 was the going rate.

She texted me and was super pi**ed off. Rightfully so! I knew this wasn’t true though so I called the plumber I told her to call initially and asked them how much they charge. They informed me it was less than $50.00. Just what I told my seller it would be.

To the plumber that screwed over my seller….I used the censored version of this song for my post. I think you know what I’m saying though. 😡

Good morning to everyone except real estate agents that still use this style of lockbox. Every time I show up to a home with one of these, I secretly wish that both sides of their pillow be hot when they go to bed 😂

Having sold real estate for over two decades now, I found out early on in my career how important it is to review my clients settlement statements.

Why? I’ll tell you.

The tax prorations could be calculated wrong.
Hired work that is to be paid at closing is not on there.
Buyer or seller credits could be missed.
The sales price could be wrong.
Earnest money amounts could be incorrect.
The payoff of some liens could be missing.
Water and sanitary proration payments could be missed.

Those are just a few items that I’ve caught in my career.

I have a system. It’s archaic to most but it works for me. Each client has a file folder. I write EVERYTHING down on the front of that folder from deadlines to any needed paperwork. I do use Google calendar too but I don’t trust it like I do my folder.

Not only do I write everything on the folder I read and RE READ the contract every other day just to make sure I haven’t missed anything.

Are my methods a bit OCD? Probably. Have I had any issues with my clients after closing? Nope.

Well, at least not with anything contractual.

I did have a buyer move into a home where raccoons took up residence post closing but that’s a story for another day 🤦‍♀️😳

Are you a current homebuyer? Did a home sell before you got a chance to look at it?

It does happens guys.

Agents do talk to one another when they are getting a new listing. Either by a phone call, text, email, or even office chats.

Here is the thing. Once the listing paperwork is signed it’s open for viewings. Agents have 24 hours to get it into the MLS. That’s a tremendous amount of time with how tight the Rockford area market is right now so it’s not uncommon for homes sell prior to going live on sites like Zillow. It’s possible your dream home to be sold before you even see it online.

Honestly? I’m not a fan of this practice. I’m not one to alert agents to one of my listings prior to it going out to the public. It’s not against any rules guys, I just think morally it’s wrong.

Think about it. How am I to truly know my seller(s) got the highest and best offer without exposing their property to any and ALL buyers. Not to just a handful of buyers that saw it within 24 hours before going live.

Just saying.

As a professional real estate agent, I’m very picky when it comes to the photos that get uploaded to the MLS when I market a sellers property.

Not going to lie, I’d BEG my sellers to let me use this photo if I had this listing .

Does it depict anything about the property? Nope. Is it going viral? You betcha.
