Sometimes the road to homeownership has a few detours. 🏡

Diego and McKenna lost out on a great house to multiple offers. Then had to walk away from another after the roof was found to be well past its prime and had some cast iron plumbing drama. My goal is always to absorb the stress so my clients don't have to — but this one, we all felt together.

We took a breath, expanded the search to Rowlett, and found Defender. They almost didn't go see it but today, they're really glad they did.

Today they closed on their very first home and I couldn't be more proud or happier for them. Happy Closing Day, Diego and McKenna — you did it!!

May 2026 DFW Market Update
Rowlett · Rockwall · Wylie · Garland

🏳️‍🌈Happy June, friends! Before the summer heat completely takes over, let's look at what the real estate market did in May across East DFW.

What the numbers show:

🏠Wylie had a standout month — closed sales jumped 23% from April, and the average price climbed to $471,125. That's buyers showing up with purpose.

🏠Garland continues to be the most active and affordable market in this group, with 163 closings and homes moving in an average of just 39 days.

🏠Rockwall remains the premium market at $541,842 average — prices dipped slightly (-3.9%) from last month, which could be a window for buyers who've been priced out before.

🏠Rowlett saw a softer month with fewer closings and prices down 8.2%, but homes are still selling close to asking (95.6% sold-to-list) — so it's not a distressed market, just a slower one.

What this means for you:

If you're a buyer, summer is historically competitive — don't wait for the "perfect" time. If you're a seller, pricing right matters more than ever with days on market creeping up in Rockwall and Wylie.
Today's 30-year fixed rate: 6.48% — down from 6.53% last week.

June is personal for me. I'm a q***r Realtor® in DFW, and this month I'm fundraising for something that goes way beyond real estate.

The LGBT+ Housing Initiative exists because only 49% of LGBTQ+ Americans own homes — compared to 64% of the general population. And 40% of homeless youth in this country identify as LGBTQ+. Most of them didn't leave home. They were pushed out.
The Initiative puts real estate to work for our community. When a buyer closes with a participating agent like me, a portion of my commission goes back to the buyer and to organizations working to get LGBTQ+ kids off the streets.

Rowlett & Rockwall: my buyers almost gave up after house #2… and house #3 ended up being the one with the lakeview.

They came in feeling overwhelmed — doing everything "right" — but the first home they loved landed in multiple offers and slipped away.

Then we found the second one. Cute little place. But inspection told the truth: it needed a new roof and cast iron plumbing work. That's the moment most buyers start spiraling.

Instead we slowed down, got clear, and kept going — calmly and strategically. They're now under contract on an even cuter home with a lakeview from the kitchen AND fully paid-off solar panels. 🌟

Inspired by the greatest rom-com of our time.

Most people going into a real estate transaction already know the basics.

But there are a few that catch people off guard...

Opening a new credit card or furnishing your new living room before closing can actually flag your loan and put the whole deal at risk.

A job change, even a good one, can do the same thing.

And going in with a low offer "just to see" often just signals to the seller that you're not serious.

The good news: all of this is avoidable with the right guidance going in.
