Three modifications, your barista knows your name for a reason.

Whatever’s in the pot, you’re easygoing and you see potential everywhere.

Every buyer I work with can tell me the square footage they want. Almost none of them can tell me the morning they want.

That second one is what actually decides whether you like where you live. Not the bedroom count. Whether there is somewhere to sit outside in October. Whether the light gets into the kitchen before you leave for work. Whether you want to be home on a Sunday.

So when someone tells me they are looking in Texas, the first thing I ask is not the price range. It is what a good Tuesday looks like for them.

Budget and streets come after that, and they come easier, because now we know what we are solving for.

The list of people who know the real version of you is short.

Your barista knows the order. Your bartender knows what kind of week it has been. Your hairdresser knows the thing you have not said out loud to anyone else.

And somewhere around month two of a house search, your agent quietly joins that list. I end up knowing which street you drive down on purpose on the way home, which compromise you are pretending you are fine with, and the number that makes your stomach drop.

That is not oversharing. That is the job. Nobody finds the right house for someone while only knowing the polite version of what they want.
