1️⃣ Pre-approval isn’t optional 📋 It’s step one, not step five. You need to know what you can actually afford before you fall in love with something you can’t.
2️⃣ The sticker price isn’t the full price 💸 Closing costs, inspection, appraisal, moving, immediate repairs — budget an extra 2-5% on top of your down payment. Surprises are expensive.
3️⃣ Your “dream home” probably doesn’t exist 🏡 And that’s okay. Your FIRST home isn’t your FOREVER home. It’s the one that gets you started building equity instead of paying someone else’s mortgage.
