Something I've noticed showing houses around here.

The homes built before about 1960 were framed with old-growth lumber. A 2x4 from 1940 is actually two inches by four inches, and the wood is denser than anything you can buy today.

It's why those houses feel solid when you walk in, and it's why they're often harder to remodel — nothing is standard anymore.

Not saying older is better. Old wiring and old plumbing are real costs. But there's a reason people fall in love with those places.

Oregon repealed the wildfire hazard map last year, and I still get asked what that means. Here's the honest version.

The map is gone. So are the statewide defensible space mandates that came with it. The question about wildland-urban interface classification was even removed from the seller's property disclosure form — so if you sold before and had to answer it, you won't now.

What did NOT go away: the fire risk.

The State Fire Marshal now publishes a model defensible space code, and cities, counties, and fire districts choose whether to adopt it. So the rules where you live depend on where you live.

On insurance — insurers can't use the state map to drop you or raise your rates. But they run their own risk models, and those didn't get repealed. Rural properties are still feeling it.

Worth knowing: the State Fire Marshal offers free defensible space assessments to any Oregon homeowner or renter. Advisory only. Nobody selling you anything.

Happy Wednesday, everyone! The week is halfway through and school is almost here. My kids are excited, though a little less thrilled about getting organized and shifting back to a real sleep and wake-up schedule.
