• Median sale price: $313,500 (down 0.5% from Sept 2025)
• Average sale price: $368,600 (up 0.7%)
• Homes sold: 104 (down 2.8%)
• New listings: 141 (down 10.8%)
• Pending sales: 93 (down 20.5%)
• Active listings: 634
• Months of inventory: 6.1
• Average total market time: 108 days (30 days longer than last year)

What it means: prices are holding close to last year, but homes are taking longer to sell and fewer buyers are going under contract. Sellers who price right from day one are the ones getting offers.

The rain comes back to Roseburg in about a month. Two things worth doing before it does.

Get on the roof, or get someone up there. Lifted shingles, exposed nail heads, anything growing in the valleys. Moss holds water against the roof, and water that sits is water that gets in.

Then clear the gutters, and watch where the downspouts dump. If they're putting water within three feet of the foundation, extend them. That's a twenty dollar fix that prevents a very expensive one.

My husband Andrew is a general contractor and has pulled apart enough water-damaged walls that I've stopped thinking of this as optional.

I ask because I genuinely can't predict which way a buyer will go on this, and it comes up constantly around here.

Happy Labor Day.

Half the people I work with in this county work with their hands. Contractors, loggers, mill workers, nurses, the guys who show up at 6am to pour a foundation in the rain.

My husband Andrew is one of them — he's a general contractor. So today means something around here.
