Did You Know?…

Lawsuits like this are actually not that unique, especially when it comes to condos. Laws and regulations that are initially thought to help homeownership can often backfire. When there just one or a few homeowners that have a litigation claim for constructive defectiveness (in a community of, say maybe hundreds houses/condos/townhomes, that are otherwise clear of any defects), it result in a blanket lawsuit over the entire community. And when that happens, it makes it difficult for our first time homebuyers to get approved for financing. And what can happen is that it leaves only cash buyers who were able to purchase until the litigation has been resolved which can take years and years. And therefore hurts the very people that need homeownership.

If you live in West Roseville between blue Oaks and Pleasant Grove you may want to know that there has been a bear sighting and to just be extra cautious and keep your pets inside.🐻

🐻 Bear Sighting Alert

A bear has been spotted in the area near Foothills Blvd between Blue Oaks Blvd and Pleasant Grove.

While bear sightings are uncommon in Roseville, they can happen—especially as wildlife travels in search of food and water.

If you encounter a bear:
• Keep your distance and never approach it.
• Do not feed or attempt to attract the bear.
• Secure garbage, pet food, and other food sources.
• Keep pets on a leash and supervise them outdoors.
• If you see a bear, give it plenty of space and allow it to move on.

If the bear is behaving aggressively or poses an immediate threat to public safety, call 911.

California Department of Fish and Wildlife has been notified of the sighting.

Why would you want to live in Northern California (in particular the greater Sacramento Region)? So you can don’t have to choose between mountains and the ocean, and you can have both. 😌
