Once in a while the PERFECT firsgt time home buyer calls you. They say they were referred to you by someone who chance met you and that they insisted they use you. Austin was not sure of the process and told me that he needed to know I would walk him through it and not be patronizing and pushy like 'most Realtors' in his eyes. Well I laughed and told him thats not my style and he will be the boss and educated to make the decisions he needs to make. He is a very sucessful professional, he does not need to be patronized. He knew what he wanted and we set him up. After the first few houses he needed to know I was not going to pressure him into having to choose a house... lol.. again... not my style! He will find the best house for him and one that suits him and one that he really loves so he is not selling it again in a few months!

Well we did and this process was as fast as lightning and we did a very interesting offer that kept us from having to overbid and we STILL got a LOT of closing costs. The seller snapped up our offer after I spoke to Austin and discussed the tactic I thought would win this offer. I gave him a few options and advised on the winning one and he loved it and really didnt think they would take it, but oh they did! YES THEY DID!!! They took it over another one because of the terms and even though we needed many opinions on an inspection item, we extended due diligence and all agents cooperated and worked together and got both parties to the close table happy ad feeling like it was a win win for all, with equity moving in and cash in his pocket to do repairs and fun updates as opposed to using all his savings on closing costs!!

WE have more buyers! Who is thinking of moving??
