Life is better when your worlds can collide.

Today, my lending colleague (& friend) Dustin Ryan Walker joined the Council for Action on Aging to talk about reverse mortgages. (PS that's the collision 😉)

See, I've learned so much from this group about everything when it comes to resources and knowledge regarding seniors. Medicaid, elder law, hospice, PACE, you name it. So, getting to bring a professional from my real estate world into this same conversation to share something Josh & I are encountering with more and more potential clients? Amazing.

Dustin educated. Lots of questions were asked. Quite a few myths about this particular loan product were debunked. Each scenario is super specific and this whole reverse mortgage thing won't be the best solution for a lot of seniors.

But it's an option that could be helpful to some. And after today more senior advocates know about it.

Thanks Dustin for giving your time so freely this morning to an organization that positively impacts the clients and colleagues I have 🙏

Obviously, we would have LOVED for this one to sell opening weekend. 😂

But like we tell our clients all the time, every house is different. Every market is different. And sometimes the path to PENDING takes a few more turns.

This one took strategy sessions. Price adjustments. Shifts in how we marketed it. A whole lot of conversations, feedback, and figuring out what the market was telling us.

And now… PENDING. 🙌

Because our job isn’t just putting a sign in the yard and hoping for the best. It’s knowing when to adjust, when to push, when to pivot, and how to keep moving forward when Plan A isn’t the plan that gets it done.

Would we have preferred the easy route? Absolutely. 😂

But sometimes the win is in sticking with it, changing the strategy, and getting our sellers where they needed to go.

The market is a little weird right now. We’re not going to pretend otherwise. 😂

But weird doesn’t mean bad.

Buyers have more room to negotiate, seller concessions are showing up again, and you may actually get a minute to THINK before writing an offer.

Sellers? Pricing and prep matter more than they have in years. The “throw it on the market and see what happens” strategy is… not the strategy.

There are still moves to make. You just have to understand the market you’re actually in, not the one you wish you were in.

That’s where we come in. 🏡

Happy October! Apparently it’s time to scare people.... so here’s what scares us.

Buying a car a week before closing. Pricing advice from a cousin who hasn’t seen the house. A storage room that’s somehow going to empty itself on moving day.

You laugh, but please… these are all too real scenarios. Call us before you make that big purchase while under contract with a preapproval. Start packing earlier than you think. And let’s talk about what your house is actually worth.
