KELLY BLUE BOOK CAN NOW TELL YOU THE VALUE OF YOUR HOME😆

Would you price your home based on a Kelly bluebook estimate?
I wouldn’t.

Kelley Blue Book Home now gives Home value estimates. You can look at one out of curiosity, but I wouldn’t use it alone to decide what to list your home for.

Here’s why: the estimate is only as useful as the homes it compares to yours. Two homes can have the same square footage and still sell for very different prices because of location? condition, updates, lot, layout, or guest house.

Kelly blue book will use different ZIP Code to price out your home as a comparable and that’s not the way it works. There are times when you have to go out of the current ZIP Code to price out the house.
But mostly, u will go by what the houses have sold in your area in the same zip code.

That’s what I do for my sellers.
In the same area where I am listing the home,
I review the recent sales, check how those homes really compare, show you what the houses have sold for and the. talk through a price that makes sense for your Home and today’s Tucson market.

ONE DECISION AT A TIME

What does KISS mean in my Closet Reset?
Well,
I’ve moved 11 times in the past 20 years, and I’ve spent 11 years helping people buy, sell, and move.
I know firsthand how overwhelming moving can feel—and I’ve learned plenty of tricks to make it easier.

That experience inspired my simple KISS Closet Reset System:

K — KEEP
You’ve worn it within the past three to six months, it fits you now and you genuinely love how you feel in it.
Here’s a trick: turn all your hangers backward. After you wear something, return the hanger facing the right direction. In three to six months, you’ll clearly see what you actually wear.
I — INVEST/DONATE
If you love it but it needs tailoring, cleaning or a small repair, decide whether you’re willing to invest the time or money to make it wearable again.
OR
If it no longer fits or you haven’t worn it in more than six months—but it’s still in good condition—you can invest in someone else by donating it.
S — SAVE
It may not be something you wear, but it holds a memory worth protecting. Give sentimental pieces a special, limited space outside your everyday closet.
S — SELL
It’s in good condition and still has value, but it no longer fits your body, your style or your life, Sell It.

The goal isn’t to get rid of everything. It’s to make thoughtful decisions and create space for the life you’re living now.

Not every successful home sale happens during the first weekend and that doesn’t mean the strategy isn’t working.

I was once a newly divorced single mom, who didn’t want to live with my parents forever. I worked full-time went to school, and did whatever I needed to do to create a better life for my little family.
