The median home-sale price climbed 1.9% year over year to over $400,000, and average mortgage rates hovered near 7%, approaching the highest levels in over a year. In our local MN and Western WI markets, we’re seeing some interesting shifts. July brought a 7% bump in completed home sales, thanks to contracts signed back in June when mortgage rates hovered at 6.5%. But as rates nudged up to 6.69%, both pending sales and new listings slowed down. Inventory has crept up just a bit, and home price growth has cooled to 2.1%—the slowest pace we’ve seen in a decade. With more than 35 years navigating these ups and downs, we know that each twist in the market brings new opportunities and challenges for every type of buyer and seller, from first-timers to seasoned investors. US Home Prices Face Real Value Erosion
As a team that's called the SE Metro home for generations, we've seen our fair share of market shifts—and the latest numbers certainly give us something to talk about. In Q2 2026, US home prices continued to climb in name, but one federal index actually leveled off month-over-month from mid to late quarter once seasonal patterns were factored in. Looking at a national index, values appreciated around 1.5% by late Q2, up just a bit from 1% earlier, though still trailing inflation by nearly 2 points (with inflation at about 3.5%). That means, for the 13th month running, home values dropped when you account for inflation, although slower inflation and slightly stronger prices eased the pace of that decline. Interestingly, one federal metric has still shown positive annual growth every quarter since early 2012, proving nominal prices remain surprisingly steady even under real-value pressure. Heading into the back half of the year, affordability remains front and center—typical monthly payments for existing single-family homes have risen again, putting extra pressure on first-time buyers.
