Nobody decides to buy a house from the front step. But they do decide how they feel about it. 🏡

Every showing starts the same way — a buyer standing outside for about thirty seconds while their agent works the lockbox. There is nothing to do but look.

So here is what changed in this one, in order:

A wreath. A doormat layered over a larger rug. Two planters. And a warmer bulb in the porch light.

That is it. No renovation, no stager, no weekend project. Under two hundred dollars and about an hour, and it is the difference between a house that looks lived in and one that looks looked after.

The rest of my list is just as small — magic erasers, moving labels, four baskets, and the right paint colors. I would rather tell you the cheap things that work than the expensive ones that don’t.

Some closings are easy… and then there are the closings that require every tool in your toolbox and a whole lot of patience! 🏡🔑

This one definitely kept me on my toes! There were challenges along the way, but we stayed focused, worked through each one, and kept moving forward.
