What Does a Real Estate Appraiser Do? 🏡

An appraiser is an independent, licensed professional who provides an unbiased opinion of a home’s market value, or what the property is likely to sell for in the current market based on available data.

What is market value? Market value is the most probable price a home would sell for under normal conditions, when both the buyer and seller are well informed, acting in their own best interests, and neither is under pressure to buy or sell.

An appraiser is not the same as a home inspector. A home inspector looks for defects and safety concerns, while an appraiser focuses on value.

If a buyer is financing their purchase, the lender typically orders the appraisal to help ensure the home’s value supports the loan amount.
