As of the latest August 2026 local market update, Escondido showed 583 active listings and 45 new listings.

July closed activity showed a $785,000 median sold price, with homes selling after about 70 days on market on average.

Buyer tip: don’t wait for a “perfect” deal — focus on homes with longer market time where negotiation may be possible.

Seller tip: pricing correctly from day one matters more than ever, especially with buyers comparing options fast.
