What to Expect at Closing: The Final Escrow Steps

Closing day is the exciting finale of your home buying or selling journey. Here’s what buyers and sellers can expect as escrow wraps up.

1: Signing Final Documents
Both buyer and seller will sign the last batch of paperwork. For sellers, this typically includes the grant deed, transferring ownership. Buyers sign their loan documents and closing disclosures.

2: Transfer of Funds
Buyers wire the down payment and closing costs to escrow. At the same time, the lender funds the loan amount. Escrow holds all funds securely until all closing conditions are met.

3: Final Review and Recording
Escrow reviews every document and ensures everything is in order. Once confirmed, escrow records the deed and mortgage with the county clerk, making the sale official and public.

4: Disbursement of Funds
Escrow distributes funds to the seller, pays off existing liens, and pays commissions or fees owed to agents and other parties.

5: Handing Over the Keys
Once everything is recorded and payments disbursed, the buyer receives the keys and can move in.

Earnest money is your “good faith” deposit, showing the seller you’re serious about buying. It’s often 1–3% of the purchase price, with the amount and deadline set by your contract.

Instead of going directly to the seller, the deposit is held by escrow - a neutral third party that handles funds according to written instructions. When the sale closes, it’s generally credited toward your down payment or closing costs.

How is it protected?

California’s licensed independent escrow companies must keep client money in separate trust accounts, apart from their operating funds. Your deposit cannot be used to cover the company’s business expenses or released without the required authorization.

What if you cancel?

Your contract determines your rights. Inspection, financing and appraisal contingencies may allow you to cancel and recover your deposit, provided those protections remain in place and you follow the required procedures.

If you remove contingencies and later back out without a contractual right to cancel, your deposit could be at risk.

A refund also isn’t automatic. Canceling the purchase and releasing the money are separate steps. If buyer and seller disagree, escrow may need to hold the funds until the dispute is resolved.

Wire fraud is one of the biggest threats in real estate today and it can happen during escrow.

Cybercriminals are becoming increasingly sophisticated, often posing as trusted real estate professionals and sending fake wiring instructions that look legitimate.

Before you wire funds, remember these simple safeguards:

- Never rely solely on emailed wiring instructions.

-Always verify instructions by calling a trusted phone number you already have.

- Be cautious of last minute changes or messages creating urgency.

- If something doesn't seem right, contact your escrow officer before taking action.

A few extra minutes of verification can help protect one of the largest financial transactions you'll ever make.

At the end of the day, preventing wire fraud is a team effort. Escrow companies have safeguards in place, but informed buyers, sellers, agents, and lenders are the strongest defense.
