That means North Park is adding a significant amount of new housing in a relatively small area.

More buyers are walking away from home purchases, and the reason is pretty simple: they have more leverage than they did before.

According to Redfin, 14% of U.S. home purchase agreements fell apart in July, the highest cancellation rate in nearly three years.

High home prices, mortgage rates, inspection issues, low appraisals, and unexpected repair costs are making buyers more cautious.

Here in San Diego, we’re seeing that play out in a more local way. Buyers are more willing to ask for credits, negotiate repairs, or walk away when the numbers no longer make sense.

But that does NOT mean every home is suddenly easy to negotiate on.

Well-priced homes in desirable San Diego neighborhoods can still attract strong competition. The biggest change is that buyers are becoming more selective and less forgiving when a home feels overpriced, needs major repairs, or stretches their monthly budget too far.

Another longtime North Park spot could be facing a major change.

Queen Bee’s Art & Cultural Center has been part of the neighborhood since 2008, hosting music, dance, poetry, classes, community events, and plenty of local gatherings over the years.

Now, the venue is reportedly preparing to leave its longtime Ohio Street location.

But the story goes beyond one business moving.

The property itself has previously been connected to redevelopment plans involving new housing and commercial space, making this another example of how quickly parts of North Park are changing.

For longtime residents, these projects often bring mixed feelings. New housing and investment can benefit the neighborhood, while the loss of familiar local businesses and gathering places can change some of the character people love about North Park.

More people are using bikes and e-bikes to get around the city, but some riders say the biggest issue isn’t the lack of bike lanes. It’s what happens when those lanes suddenly end.
