Two homes. Two very different tours.

The first property was listed below market value and the showing was packed. Buyers, agents, and activity everywhere.

The second property checked a lot of boxes. Two bedrooms, two bathrooms, parking, low HOA dues, and a desirable Inner Richmond location.

Yet I was the only broker touring.

One of the most interesting things about the San Francisco market is that buyer psychology matters just as much as the property itself.

When a home is priced strategically below market value, it often creates urgency and competition. When a home is priced transparently, buyers may feel less pressure to act, even when the value is there.

Most people think real estate success comes down to luck.

In reality, timing and strategy often matter more.

These sellers were ready to list over a year ago. We completed the updates, prepared the home, and had everything in place. Then market conditions shifted.

Instead of pushing forward, we reviewed what was happening in real time. Buyer activity slowed, open house traffic dropped, and offers became less competitive.
