In San Francisco, the most competitive homes aren’t won with the highest offer. They’re won before the offer is even written.
Here’s how I prepare buyers to compete:
📄 Read the full disclosure package before offer day. It’s 100 to 200 pages and most buyers skip it. If you read it, you can write a cleaner offer because you actually know what the risks are.
🔒 Get your financing locked before you make any offer. Pre-approval might not be enough here. Sellers want certainty.
📋 Understand contingency strategy. Waiving contingencies can strengthen your offer, but it’s a different decision on a clean property versus one with unknowns. The disclosures tell you which one you’re dealing with.
💼 Terms matter as much as price. Close of escrow timeline, deposit size, rent-back options. I’ve seen lower offers win because everything else was tighter.
