“San Francisco is dead” has been the narrative for years.

But if you actually spend time in the city…
you’re starting to notice something different.

More businesses reopening.
Cleaner streets.
New momentum.

And a big reason for that is the city's new mayor.

Is everything fixed? No.

But San Francisco feels noticeably different today than it did just a few years ago—and I believe we're moving in the right direction.

Still thinking about this one.

A lot of people still assume San Francisco buyers only want the “traditional” luxury neighborhoods.

But that’s becoming less and less true.

More buyers today are prioritizing how a home actually feels to live in:
Natural light.
Views.
Outdoor space.
Privacy.
A sense of calm and community.

And that’s exactly why neighborhoods like Midtown Terrace, Forest Knolls, Miraloma Park, and Diamond Heights are getting more attention.

These neighborhoods have always offered something special.
The difference now is that more buyers are recognizing it.

One off-market sale doesn’t define a market.

But it does say something about where buyer demand is moving — and what people are willing to compete for when the right home becomes available.

That's not the interesting part.

A lot of first-time buyers in San Francisco are thinking differently right now.

Less:
“How do I buy my forever home?”

More:
“How do I buy something that works now and still gives me flexibility later?”

That shift makes sense.

But in SF especially, the details matter:
-HOA reserves
-rental restrictions
-building condition
-financing structure
-future resale flexibility

Two properties at the same price point can behave very differently over time.

One thing I tell buyers often:
The unit is replaceable. The building is not.

A lot of homeowners are sitting still right now.

They’re waiting for rates to drop.
Waiting for more certainty.
Waiting for a clearer sign that it’s the “right” time to sell.

And in the meantime, many are missing what’s happening right in front of them.

This month, just 6 homes sold around our Union Street office.

The average sale price was 38% over asking.
One home sold nearly 89% over list.

There’s significant demand in San Francisco right now—and buyers are absolutely stepping up when a home solves a real need, whether that’s more space, less maintenance, a better location, or simply a move they’ve been waiting to make.

I’ve had more than a few conversations lately with homeowners who are genuinely surprised by what their home may be worth in today’s market.

That doesn’t mean everyone should sell right now.

It does mean that waiting isn’t always a strategy—it can simply be inertia.

The best timing is usually based on your goals, your home, and what the market is actually doing today.
