What would you do differently?

That was the question I was asked after this home spent 100 days on the market with another agent without an offer above $1.2M.

My answer? Give me $30K and 30 days.

We made a plan. We repositioned the house. And when we came back to market, a preemptive offer arrived at $1.55M.

The home sold in 6 days.

This is the story of how my team helped turn a $30K investment into $350K in additional value and made for some very happy clients.

Our priorities:

1. Create one bathroom buyers actually get excited about.

Every house needs at least one. This one didn’t have it, so we made it. We completely remodeled the bathroom and absorbed a hallway linen closet to give it more space and presence.

2. Showcase value that already exists.

The garage had a sliding glass door and tremendous Bay views. Rather than treating it simply as a place to park, we staged and marketed it as a flexible bonus space, helping buyers see greater value in square footage that had previously been overlooked.

3. Choose the right stager and connect with your audience.

Who is the buyer? How do they live? What do they want this house to feel like? The staging was playful yet chic. Simple yet dramatic. Minimal yet expressive. Buyers responded so strongly that the staging became the #1 compliment we heard during showings.

So…how’d we do it?!

I hounded down the listing agent, got my clients a showing before anyone else, and scored this one off-market. The place is modern 90s construction with solid systems, a garage, and a ground-floor ADU with two floors above. Basically, exactly what my clients were looking for.
The challenge? It lacks character 😩

My clients were up for it. They had signed with a designer and contractor before they even closed. We reviewed the renovation budget together to make sure they had adequate funds for the scope, and now comes the fun part: choosing finishes and transforming a very sensible 90s box into something that actually feels like them.

I cannot wait to see their vision come to life.

In this crazy SF market, deals are still out there. Sometimes you just have to look beyond the shiny, perfectly staged house and see the opportunity hiding underneath the beige. I’m grateful for clients who are willing to be creative to make their dreams come true.
