Before you remodel your home to sell it, I’d answer a different question first: will the remodel actually make you money?
I see homeowners preparing to spend thousands on flooring, kitchens, paint, landscaping and repairs before anyone has looked at the house from a buyer’s perspective.
Sometimes that investment makes sense.
Sometimes I’d tell you to save the money.
The latest August MLSListings data show Santa Clara County single-family homes moving at a median of 12 days, with just 1.5 months of inventory. But those county numbers don’t tell us what your house needs.
That’s why I prefer to start with the property.
What is it worth today? What will buyers compare it with? Which improvements could materially change its presentation? What can we leave alone? Would selling as-is actually make more financial sense?
My flooring and design background gives me another perspective because I understand how quickly improvement costs can escalate.
Don’t start with the contractor. Start with the strategy.
