Ever leave a Sunday open house still unsure about the neighborhood?

For Woodside, Redwood City, and the Coastside, come back on a Tuesday. Drive the route you would really use, step outside at lunch, and do one normal errand before heading home. After decades in Peninsula real estate, I find the weekday usually tells you more than the open house does.

Thinking about painting, landscaping, floors, and maybe a remodel before you list?

Start by separating projects into four buckets: remove doubt, improve first impression, skip taste-driven upgrades, and defer anything that threatens timing. If a practical prep item belongs in the launch plan, I may also route it through Compass Concierge.

A lot of buyers are waiting because they think mortgage rates will drop dramatically.

The problem? That's not what today's forecasts say is going to happen.

Experts believe mortgage rates will actually stay in the mid to low 6s through 2027 due to a number of factors – including inflation.

What’s that tell me? Waiting may not pay off the way you hope it will.

So, if moving is important to you, I want you to know waiting isn’t your only option.

Builder incentives, adjustable-rate mortgages, assumable mortgages, and rate buydowns are just a few of the strategies worth exploring that could help with affordability right now.

Start with one broad flat area, then look at access, setbacks, protected trees, and where utilities need to go. Those checks usually tell you more than the acreage headline.

Before buyers focus on the view, they usually start here.

• Access: Is the road easy year round for daily driving, guests, and vendors?
• Usable land: How much acreage is truly flat, functional, and easy to use?
• Water and septic: What serves the property, and when was it last checked?
• Insurance and fire readiness: What will coverage look like, and what mitigation is done?
• Permit history: Were additions or improvements properly documented?
