Every week, I’m sharing a few of the real estate developments that actually matter—not just headlines, but things that can affect buyers, sellers, and the way we navigate the market.
THE TRIAD MARKET IS GIVING BUYERS MORE LEVERAGE
Inventory is up across the Greensboro, High Point and Winston-Salem markets, giving buyers more homes to choose from and in some cases, more room to negotiate.
But here’s the important part: the market isn’t the same at every price point. Well-priced homes can still move quickly, while overpriced homes are sitting longer.
💡What this means for buyers: More options and potentially more negotiating power.
💡What this means for sellers: Pricing correctly from the beginning matters more than ever.
COMPENSATION CONVERSATIONS MATTER!
NAR’s 2026 standards continue to emphasize that real estate compensation is negotiable and that agents need to clearly explain compensation arrangements to their clients.
My takeaway: Buyers should understand exactly what their agreement says, what compensation may be offered by another party, and what happens if there’s a difference.
SELLER IDENTITY VERIFICATION IS IMPORTANT
NCREC continues to warn agents about seller-impersonation scams, particularly involving vacant land, abandoned properties, and owners who live out of state. Before taking a listing, agents should verify the seller’s identity and ownership through multiple independent methods.
🤖 AI IS BECOMING PART OF REAL ESTATE
AI is increasingly being used by agents for listing descriptions, social media, emails, document organization, and other repetitive tasks. But there’s an important rule: AI can help us work faster—but it doesn’t replace our responsibility to verify the information.
The market is changing, and being a good agent means more than knowing today’s interest rate or median sales price. It means understanding what’s happening, explaining it clearly to your clients, and continuing to learn.
