If you own a condo (including many townhome-style properties) in California and have been thinking about selling… this is your sign to start the conversation NOW.

🏡 Here’s why 👇
There are important HOA + financing changes rolling out in 2026 that could impact your ability to attract buyers, and your bottom line.
⚠️ What’s changing:
• Expanded HOA disclosures – More detailed reports on inspections (balconies, decks, structural components)
• Mandatory inspections – Some communities will be required to complete safety inspections
• Potential special assessments 💸 – Buyers are paying closer attention to HOA finances and upcoming costs
• Increased reserve requirements – HOAs may need stronger reserves, which could mean higher dues or special assessments
• Stricter escrow documentation – More paperwork = more buyer scrutiny

💰 AND here’s the big one for financing:
Starting August 3, 2026, lenders can no longer rely on limited reviews for most condo transactions.
👉 A full project review will now be required in the majority of cases

❗ What that means:
• More HOA documents required upfront
• Longer approval timelines
• Some buyers may no longer qualify depending on the HOA’s financial strength
• Fewer eligible buyers = potential impact on your sale price and timing

Got stubborn mineral buildup on your faucets or showerheads? Don’t replace them…refresh them! 🚿

Here’s a quick, easy fix using something you probably already have at home:
🧴 What you’ll need:
• White vinegar
• A plastic bag
• A rubber band

🔧 What to do:
1. Fill the bag with vinegar
2. Place it over your faucet or showerhead so it’s fully submerged
3. Secure it with a rubber band
4. Let it soak for 30–60 minutes ⏳
5. Remove, wipe, and run hot water

✨ Result: Sparkling clean fixtures and better water flow, no harsh chemicals needed!

💡 Bonus tip: This works great on outdoor spigots too, especially after winter buildup.
