🏡 California housing affordability just hit a FOUR-YEAR HIGH — and SoCal buyers are starting to find their footing.

May 2026 Santa Clarita Valley Real Estate Market Update

Are you curious about the current state of the Santa Clarita Valley real estate market? We have compiled the latest market snapshot with April's stats for May 2026 to help you stay informed.

The median sale price for single-family homes currently stands at $870,000, reflecting a slight 1% decrease year-over-year. Condominiums have a median sale price of $581,000, which is a 7% decrease from last year. Overall, the median sale price for all residential properties is $810,000.

Despite slight adjustments in pricing, the market continues to show strong activity. We have recorded $0.68 billion in year-to-date total sales dollar volume, representing an 8% increase. Closed sales remain steady at 228 for the month. On the inventory side, there are currently 796 active listings and 392 new listings, providing buyers with 3.5 months of inventory. Homes are spending an average of 41 days on the market, just two days longer than this time last year.
