🏡 Selling a property between $500K–$700K? Listen up.

Almost every buyer I’m working with in this price range is asking me to take them to new construction.

Right now, FivePoint is a big one, but several new communities are opening that will fall into this same price range.

And here’s the problem for resale sellers 👇

Builders are offering incentives and extremely low interest rates, making the monthly payment very similar to what buyers would pay for an older condo or townhome.

So my buyers are asking: Why buy old when I can buy new for almost the same monthly payment?

This is definitely putting pressure on the condo and townhome market.

If you’re selling an older unit right now, pricing and presentation matter more than ever. You have to be competitive.

The competition isn’t just the unit down the street anymore—it’s the builders too. 🏠

This market is different. 🏡

You may not love the offer you get, but it may be the only offer you get.

I recently had a client offer $600,000 on a home—about $25,000 under asking. The seller didn’t like the offer, and we completely understood. But they weren’t willing to negotiate, so my buyer moved on, found another property, and closed escrow. 🔑

Fast forward to today… that same home is now listed at $598,000. 👀

And here’s the bigger issue: other homes in the area are also selling for less, which means the comps are now supporting a lower value. 📉

In a shifting market, sometimes it’s better to look at the long-term picture. Holding out for a higher price can mean more months on the market, more carrying costs, and potentially selling for even less later.

An offer doesn’t always have to be the offer you wanted to be worth considering.

Sellers: don’t be afraid to negotiate. Sometimes the offer in front of you is the best one you’re going to get. 🏡

Santa Clarita is definitely a family town 😂

If you’re single and looking for nightlife, clubs, and a big party scene… this might not be the place for you. BUT if you’re looking for great neighborhoods, parks, schools, community events and a place to raise a family — that’s where Santa Clarita shines. 🏡

And don’t get me wrong… we still have some good spots for a night out. 😉
