After a strong start to the year, a lot of people are asking what is happening with the 30A market.

April has felt quieter than the first quarter, but when you zoom out and look at the bigger picture, the overall data remains very positive.

Great homes are still moving when they’re effectively priced and positioned right in the market, especially along the Gulf.

Pelican Circle is officially closed! This is such a great property with a ton of upside, and I’m glad we were able to get it done for my sellers.

A lot of people I’ve talked to lately are kind of in the same spot.

Watching the headlines, watching the markets, and trying to figure out if now is the time to make a move or just sit tight.

What’s interesting is the 30A market isn’t really reacting the way most people expected.

Some areas have slowed a bit, but in other parts, especially the more private pockets, we’re still seeing deals happen when the right opportunity comes up.

There are a couple things happening in the 30A market right now that are worth paying attention to.

More homes are selling.�Pending activity is picking up.�And fewer new listings are coming to market.

That combination usually tells us something.

We’re starting to move into a different part of the market as we head into spring.

And you can feel it on the ground too.

More conversations.�More showings.�More people paying attention.

Camp creek might be one of the most interesting pockets along 30A right now.

You can actually watch the neighborhood take shape in real time. Some homes are just getting started, others are well underway, and a few are already finished and being enjoyed.

What's interesting about camp creek is you can see the different stages of development happening at the same time.

It will be interesting to see how this area continues to take shape over the next few years.

January numbers are in for 30A and there are some clear signals as we head toward spring.

High end activity picked up, inventory tightened in key pockets, and gulf front is starting to get interesting especially east versus west.
