Has the 30A market finally found its footing again?

After looking through the first half of 2026, I think we’re starting to see the answer.

Buyer confidence appears to be returning, inventory has been coming down, and the right homes continue to stand out.

In my latest YouTube video, I break down what’s changed over the first half of the year, why I believe the market has quietly turned a corner, and what I’m looking for as we head into the second half of 2026.

If you own property along 30A, if you’re thinking about buying, or if you just enjoy following one of the country’s most unique luxury real estate markets, I think you’ll enjoy this one.

Has the 30A market finally found its footing again?

That's the question I wanted to answer after taking a closer look at the first half of 2026.

When you look beyond the headlines, the market has quietly been moving in a very positive direction. Transactions are up, inventory has been coming down, and buyer confidence appears to be returning. But that doesn't mean every home is selling.

What we're seeing is buyers becoming more intentional. They're rewarding homes with great locations, thoughtful design, and something that's difficult to recreate. At the same time, pricing and positioning are just as important as they've ever been.

In my latest market analysis, I break down what's changed over the first half of the year, why I believe the market has turned a corner, and what I'm watching as we head into the second half of 2026.

If you own property along 30A, are thinking about buying, or simply enjoy keeping up with the market, I'd love to hear your thoughts after you watch. The full video is linked below.

Find a property that’s just as homey on a rainy day as it is in the sunshine! Have your coffee on the porch, take a nap on the couch, and enjoy the perfect place to enjoy the sound of the rain along 30A.

this one was only on the market for 9 days before someone realized how great it was, so don’t miss the next one!

A look back at a great afternoon at 55 Half Hitch Lane in Watersound West Beach.

Thank you to everyone who stopped by to tour the home and spend some time with us. It was great catching up with friends over good food and drinks.

After a strong start to the year, a lot of people are asking what is happening with the 30A market.

April has felt quieter than the first quarter, but when you zoom out and look at the bigger picture, the overall data remains very positive.

In this month's market update, I break down what we're seeing across 30A, where inventory stands, and what I'll be watching as we head into the summer selling season.

Great homes are still moving when they’re effectively priced and positioned right in the market, especially along the Gulf.

Pelican Circle is officially closed! This is such a great property with a ton of upside, and I’m glad we were able to get it done for my sellers.

For those of you who are curious to see more incredible properties, we have a ton of homes available on our website.

A lot of people I’ve talked to lately are kind of in the same spot.

Watching the headlines, watching the markets, and trying to figure out if now is the time to make a move or just sit tight.

What’s interesting is the 30A market isn’t really reacting the way most people expected.

Some areas have slowed a bit, but in other parts, especially the more private pockets, we’re still seeing deals happen when the right opportunity comes up.

I just put together my March market update breaking down what’s actually happening right now and how I’m looking at it.

If you’ve been keeping an eye on 30A, I think it’ll give you a clearer picture

There are a couple things happening in the 30A market right now that are worth paying attention to.

More homes are selling.Pending activity is picking up.And fewer new listings are coming to market.

That combination usually tells us something.

We’re starting to move into a different part of the market as we head into spring.

And you can feel it on the ground too.

More conversations.More showings.More people paying attention.

I just broke down what I’m seeing right now along 30A in my latest YouTube video.

If you follow this market or have thought about making a move down here, it’s worth taking a look.
