From East to West, the 30A real estate market is showing some interesting shifts!

📍 30A East saw a big jump in closed sales (+53% from last year) and a healthy climb in median price, even with price per square foot dipping slightly. Homes are taking longer to sell, and with 590 active listings compared to 606 total sales in all of 2024, buyers have a lot of choices.

📍 30A West told a different story – fewer closings, but big gains in price per square foot (+53% from last month!) and a sharp drop in days on market. Still, inventory is high. There are currently more homes for sale than sold in all of 2024.

📊 June Market Snapshot – What the Numbers Really Mean
Every month, I share a quick snapshot of the local real estate market, but remember, it’s exactly that: a snapshot. It's important to look beyond the surface.
On the west end of 30A, the median sales price dropped 42% in June from the previous month. That may sound alarming… until you dig into what’s really behind the numbers:
🔹 In May, homes ranged from $500,000 to $6,300,000, with six homes selling for more than $2,500,000.
🔹 In June, the range was $560,000 to $2,500,000 — with no ultra-luxury sales skewing the stats.
🔹 🏡 June sales included 11 homes that were 20+ years old, compared to just 6 older homes sold in May.
Equally important to note:
✅ More buyers were active in June 2025 than in May 2025 and June 2024.
Market stats don’t always tell the whole story at a glance. It’s important to look behind the numbers and understand what they really mean.
