🏡 Florida homebuyers: Here’s one question I wish more people asked before choosing a neighborhood: “What will my everyday life look like here?”

When you’re searching around Sarasota, Bradenton or Lakewood Ranch, it’s easy to get caught up comparing homes:

Which kitchen is nicer?
Which house has more square footage?
Which one has the better pool?

But you’re not just buying a house.

You’re choosing where you’re going to live your life.

Before deciding, I encourage buyers to actually experience the area.

🚗 Drive the neighborhood at different times of day.
☕ See how far you are from the places you’ll actually use.
🚲 Look at sidewalks, trails and recreational options.
🛒 Make the drive to groceries, restaurants and shopping.
🌴 Spend some time around the community amenities.
🚦 Try the commute during the hours you’ll normally travel.

And here’s something particularly important in Florida:

Think about what you’ll actually use—not what looks impressive on the community brochure.

A huge clubhouse is wonderful if you’ll be there every week.

Miles of trails are valuable if you enjoy walking or biking.

Golf, boating, pickleball, fitness centers and resort-style pools can add tremendously to your lifestyle—if they’re part of your lifestyle.

I’d rather see someone buy a slightly smaller home in a community they absolutely love than stretch for the perfect house in a location that never really feels like home.

Because you can change countertops.

You can change flooring.

You can remodel a bathroom.

You can’t move the neighborhood.

🏡 THE MARKET IS PICKING UP — AND INVENTORY IS COMING DOWN

The August numbers for Sarasota & Manatee Counties are showing some encouraging changes:

📈 More homes are selling
📈 More homes are going under contract
📉 Fewer homes are available for sale
⏱️ Homes are moving faster
💰 Sellers are getting closer to their original asking prices

Here’s the simple takeaway: Buyers are still being selective, but they’re buying. And with inventory dropping, the market is becoming a little more competitive.

In Manatee County, single-family home sales were up 5.7% compared with last August, while the median sales price increased 5.9% to $495,000. Inventory dropped 7%, leaving about a 3.9-month supply of homes.

Condos and townhomes saw even stronger activity, with Manatee County sales jumping 20.5% year over year.

Does this mean every home is suddenly easy to sell? No. Price, condition, location and presentation still matter tremendously.

But the direction of the market is worth watching.

Warren Buffet is a fascinating person and quite the business man! I've been following him and reading about him for a few decades. I read this book some time ago, but it still sticks with me and is a Wonderful Read. The author did and excellent job.

It just goes to show that in the United States of America, if you work hard, have the right attitude, do the right things, surround yourself with the right people and know that is a marathon not a sprint, anything can be accomplished.

I would encourage anyone looking for improve yourself, learn about Mr Buffet and just read something enjoyable to order a copy. You'll be glad you did.
