As we move further into the second quarter, Sarasota's market continues to show exactly what we've been discussing over the past several months: buyers are still active, but they are becoming increasingly selective.
The biggest positive this week is the increase in pending sales. Pending contracts are one of the best indicators of future market strength because they represent buyers making decisions today that become closings tomorrow. Despite being beyond our traditional peak season, buyers are still writing contracts and pursuing opportunities throughout Sarasota and Manatee Counties.
New listings also increased, giving buyers more inventory to choose from. That is helping create a more balanced market than we experienced over the past few years. More choices mean buyers can be patient, compare options, and negotiate when appropriate.
Price changes increased again this week, which tells us many sellers are still adjusting to current market conditions. The homes that are selling are generally the homes that are priced correctly from the beginning and presented well online and in person. Today's buyers are paying attention to value.
Closed sales dipped slightly from last week's exceptionally strong number, but that is not surprising considering the unusually high volume of closings we saw during the holiday-adjusted week. Overall, closing activity remains healthy.
Interest rates continue to be part of the conversation, but they are no longer driving buyers to the sidelines. Most buyers have adapted to the current rate environment and are focused on finding the right property. Many understand they can refinance in the future, but they cannot go back and purchase the home they missed.
Sarasota continues to benefit from strong fundamentals. Relocation buyers, retirees, second-home purchasers, and lifestyle-driven moves continue to support demand. Communities like Lakewood Ranch, Waterside, Palmer Ranch, Venice, Wellen Park, Downtown Sarasota, and Siesta Key remain highly sought after.
The overall story remains consistent. This is not the frenzied market of a few years ago, but it is also far from a slow market. Buyers are active, homes are selling, and opportunities exist for both buyers and sellers who understand today's market conditions.
The sellers seeing the best results are pricing strategically, preparing their homes properly, and working with a plan rather than relying on market momentum alone. The buyers finding success are staying informed, watching inventory closely, and being prepared when the right property becomes available.
