**Sarasota Market Update | June 1–June 7, 2026**

As we move further into the second quarter, Sarasota's market continues to show exactly what we've been discussing over the past several months: buyers are still active, but they are becoming increasingly selective.

The biggest positive this week is the increase in pending sales. Pending contracts are one of the best indicators of future market strength because they represent buyers making decisions today that become closings tomorrow. Despite being beyond our traditional peak season, buyers are still writing contracts and pursuing opportunities throughout Sarasota and Manatee Counties.

New listings also increased, giving buyers more inventory to choose from. That is helping create a more balanced market than we experienced over the past few years. More choices mean buyers can be patient, compare options, and negotiate when appropriate.

Price changes increased again this week, which tells us many sellers are still adjusting to current market conditions. The homes that are selling are generally the homes that are priced correctly from the beginning and presented well online and in person. Today's buyers are paying attention to value.

Closed sales dipped slightly from last week's exceptionally strong number, but that is not surprising considering the unusually high volume of closings we saw during the holiday-adjusted week. Overall, closing activity remains healthy.

Interest rates continue to be part of the conversation, but they are no longer driving buyers to the sidelines. Most buyers have adapted to the current rate environment and are focused on finding the right property. Many understand they can refinance in the future, but they cannot go back and purchase the home they missed.

Sarasota continues to benefit from strong fundamentals. Relocation buyers, retirees, second-home purchasers, and lifestyle-driven moves continue to support demand. Communities like Lakewood Ranch, Waterside, Palmer Ranch, Venice, Wellen Park, Downtown Sarasota, and Siesta Key remain highly sought after.

The overall story remains consistent. This is not the frenzied market of a few years ago, but it is also far from a slow market. Buyers are active, homes are selling, and opportunities exist for both buyers and sellers who understand today's market conditions.

The sellers seeing the best results are pricing strategically, preparing their homes properly, and working with a plan rather than relying on market momentum alone. The buyers finding success are staying informed, watching inventory closely, and being prepared when the right property becomes available.

Sarasota remains one of Florida's most desirable places to live, and the market continues to reflect that reality. 🌴🏡☀️

This week's numbers need a little context.

Last week included the Memorial Day holiday, making it a shorter business week for many lenders, title companies, attorneys, and other professionals involved in the closing process. Even with that, Sarasota posted an impressive **658 closed sales**, up from the previous week. That tells us there were plenty of buyers and sellers already in the pipeline getting transactions across the finish line.

New listings and pending sales both moved lower, which is not unusual around a holiday week. Many homeowners delay listing until after holiday weekends, and buyers often spend time with family instead of house hunting. We will be watching closely over the next few weeks to see if activity rebounds as we move into June.

One trend that continues to stand out is the decline in price changes. Sellers are becoming more realistic about today's market and pricing homes more strategically from the start. That is helping well-positioned properties attract buyers without requiring multiple reductions.

Interest rates remain a factor, but they are no longer stopping buyers from making moves. Most buyers have adjusted to the current rate environment and are focused on finding the right home rather than waiting for the perfect rate. Sarasota continues to benefit from relocation demand, second-home buyers, retirees, and lifestyle-driven purchasers who are attracted to everything our area offers.

As we continue through the second quarter, the market remains active, balanced, and opportunity-rich for both buyers and sellers. Homes that are priced correctly and marketed well are still selling, and serious buyers are still out there looking.

The Sarasota market is not slowing down. It is simply transitioning into its summer rhythm. 🌴☀️🏡

This week’s numbers continue to show a Sarasota market that is active, balanced, and still moving despite the seasonal shift deeper into Q2.

Closed sales increased again this week, which is a strong indicator that buyers who entered the market earlier this spring are continuing to move through the pipeline and make it to the closing table. New listings also rose slightly, giving buyers more options as inventory continues to normalize.

Pending sales dipped this week, but overall buyer activity and showings remain steady throughout Sarasota. What we are seeing now is a more strategic market. Buyers are taking their time, comparing homes carefully, and moving quickly when pricing and presentation line up correctly.

One of the healthiest trends continues to be the decline in price changes. Sellers are becoming more realistic about pricing upfront, which helps homes sell faster and with fewer reductions later.

Interest rates are still part of the conversation, but they are no longer creating the hesitation we saw over the past couple of years. Buyers have largely adapted to the current rate environment, and many are moving forward now with the plan to refinance later if rates improve.

Sarasota continues to outperform many markets because of its lifestyle appeal, strong relocation demand, and year-round desirability. Even after peak season, we are still seeing activity from primary home buyers, second-home purchasers, and investors looking for long-term value.

The market today rewards preparation, pricing strategy, and strong marketing. Homes that are positioned correctly are still selling, and buyers who are prepared are finding opportunities.
