My Advice
The homeowners who feel most comfortable during hurricane season aren't necessarily the ones with the newest homes—they're the ones who have a plan.
A little preparation today can make a big difference if a storm ever heads our way.

Hurricane Preparedness: What Every Florida Homeowner Should Know

With hurricane season officially underway, many relocation and second home buyers ask me:
"What should I be doing to prepare?"
The good news is that preparation goes a long way.
One of the biggest misconceptions I hear is that hurricane preparedness starts when a storm is approaching. In reality, the best time to prepare is before anything is on the radar.
Whether you live in Lakewood Ranch, Bradenton, or Parrish, here are a few simple steps that can make a big difference:
✅ Review your insurance coverage annuallyMake sure you understand what your homeowners policy covers and whether flood insurance is recommended or required.
✅ Know your flood and evacuation zonesNot all properties are affected the same way. Understanding your home's location and risk factors helps you make informed decisions.
✅ Create a hurricane supply kitWater, non-perishable food, flashlights, batteries, medications, and important documents should be easy to access before a storm threatens the area.
✅ Have a communication planEspecially important for second home owners and seasonal residents. Know who will check on your property and how you'll stay informed if you're away.
✅ Protect important documentsKeep digital copies of insurance policies, identification, property records, and emergency contacts stored securely and backed up.
✅ Understand your home's storm featuresImpact windows, shutters, roofing systems, generators, and drainage systems all play a role in storm preparedness.
Preparedness creates confidence. The homeowners who understand their property, their insurance, and their plan tend to feel much more comfortable during hurricane season.
Living in Florida means enjoying beautiful weather, outdoor living, and an incredible lifestyle. Hurricane preparedness is simply part of responsible homeownership—just like winterizing a home in northern climates.
The goal isn't to worry about hurricane season.
The goal is to be ready for it.
What questions do you have about hurricane preparedness in Lakewood Ranch, Bradenton, or Parrish?

What Should You Know About Hurricane Season in Lakewood Ranch, Bradenton, and Parrish?

June 1 marks the official start of hurricane season in Florida, and one question I often hear from relocation and second home buyers is:
"How concerned should I be about hurricanes if I'm moving to the area?"

The answer is that hurricane season is something to understand and prepare for—but not necessarily fear.

In my experience, many buyers assume all Florida communities face the same level of risk. The reality is that location, elevation, construction standards, flood zones, and community infrastructure can make a significant difference.
For example, Lakewood Ranch and much of Parrish are located farther inland than many coastal communities, which can reduce certain storm-related risks. Bradenton offers a wider variety of locations, with some areas closer to the water and others farther inland. Understanding those differences is an important part of evaluating where you want to live.
Another surprise for many buyers is that today's homes are often built to much stricter building standards than older homes. Impact-rated windows, reinforced roofing systems, and updated construction methods have improved storm resilience considerably over the years.
That said, hurricane season isn't just about the house itself.
It's also about understanding:
* Flood zones and insurance requirements
* Evacuation zones and emergency planning
* Power outage preparedness
* Community drainage and infrastructure
* How often you plan to occupy the property if it's a second home

One thing I've noticed working with relocation and second home buyers is that those who take the time to understand these factors early tend to feel much more comfortable with their decision.

Hurricane season is simply part of life in Florida—much like snowstorms are part of life in the Midwest. The key is understanding the risks, knowing how to prepare, and choosing a home and community that align with your comfort level.
When you're evaluating Lakewood Ranch, Bradenton, or Parrish, are you asking the right questions about storm preparedness and long-term ownership costs?
