Grant-Valkaria is the part of Brevard people find last. South county, real space between houses, and still a straight shot to the beach and up I-95.

Most families moving here assume they have to pick two out of three: the land, the pool, or somewhere to put the boat. This is what it looks like when you don’t.

That means every closing from here to my anniversary date, I keep 100% of my commission. No split. No desk fee eating the back end. Just me and the check.

The math isn’t complicated. I sold the same houses I would have sold anywhere else. The difference is what’s left over after the closing.

South Tropical Trail runs the spine of south Merritt Island, river on one side most of the way down. No sidewalks. No gates. Cabbage palms nobody had to plant.

Homes back here sit on more land than you’ll find on the barrier island, plenty of them with a dock. Beach in ten minutes, Viera in fifteen, 528 straight to Orlando when family flies in.

It’s not the part of the county that ends up in the brochure. It’s the part people don’t leave.

Melbourne Beach never got built up like the rest of the coast.

Height limits, small lots, and a dune lines nobody was allowed to bulldoze. So you get pastel cottages from the 60s sitting next to new builds, and a beach that’s mostly empty on a Monday morning.

The tradeoff is inventory. There isn’t much, and the oceanfront stuff trades quietly.

Most people move here for the beach and stay for the fact that nothing changes.

Nine areas, nine very different markets. August, month to date.

Indialantic and Melbourne Beach are averaging $977,904 — off 28 closings. Palm Bay is at $329,945 off 203. Same county, same month, and neither number tells you much on its own.

Average sale price is really a measure of what sold, not what your house is worth. A handful of oceanfront closings pull the beachside average up. Volume pulls Palm Bay’s down. If you own in Suntree or Merritt Island, the middle of that list is where you actually live, and even then your street matters more than your zip code.

I can tell you what your specific house does in this market, not what the average one did.

Duran’s par 3 is a nine-hole public course sitting in the middle of a master-planned community. No membership, no gauntlet, just a round you can finish before dinner.

That’s the whole Viera argument. The house matters, but what holds value here is everything drawn on the map around it — the courses, the trails, the schools, the fact that somebody planned it before they built it.

Baytree, Melbourne — gated, Gary Player Signature course running through it, restaurant and pro shop on site so dinner is a golf cart ride instead of a drive.

Here’s the part most buyers get wrong: the club is semi-private. Living here doesn’t put you on the hook for a golf membership. You join a tier if you want one, or you don’t.

Off Wickham in the Suntree corridor, 32940. Quest Elementary feeder. A CDD runs the common areas and rides the tax bill, so budget that, not just the HOA.
