May 2026 numbers are in for the Space Coast beach corridor and Viera — and the data tells a strong story for sellers in both markets.
On the beaches — Melbourne Beach up to North Satellite Beach — there are 397 active listings, down 20% from last May. 83 homes sold at an average sale price of $810,000, up 17% year over year. Homes are averaging 81 days on market and sellers are getting 92.9% of asking price.
In Viera, 305 active listings — down 27% from last year. 102 homes sold at an average sale price of $575,000, up 9% from last May. Absorption rate is just 3.1 months and sellers are getting 95.3% of list price.
Inventory is down, prices are up, and both markets are holding strong heading into summer.

May 2026 numbers are in for Brevard County and Suntree — and there are some things buyers and sellers need to hear.
County-wide, the average sales price came in at $454,000 — up 8% year over year. But homes sold dropped 19%, active listings sit at 4,431, and average days on market is 85. Inventory is up, sales are down. The market is shifting.
In Suntree specifically, the average sales price dropped to $442,000 — down 31% from $643,000 this time last year. Active listings, new listings, and homes sold are all contracting.
Buyers — this is your window. Less competition, more negotiating room.
Sellers — pricing strategy has never mattered more. You need to go to market right, priced right, on day one.
