Pricing a home above the market “to leave room.”

It sounds strategic. It isn’t.

Even at $2M+, buyers are not guessing.
They’re studying the market, running comps, and many are financing, which means the bank is involved.

If it doesn’t appraise, the deal doesn’t hold.

The result is almost always the same:
The price comes down… just later, and with less leverage.

The market sets the value. The bank simply confirms it.
