Things I’ve shared with my Savannah clients who want to sell in 2026  🎯

- The “put a sign in yard” era is over - Nationally, 44% of sellers made concessions to buyers in 2025. I’m seeing the same thing locally: sellers offer repair credits, supporting buyers with closing costs and timeline flexibility.
- Not all homes are performing the same. Move-in ready homes (especially in the mid-range price points) in popular areas like Georgetown, The Islands, and in-town Savannah neighborhoods are still getting the strongest interest.
- Buyers have more options right now with inventory increasing.
- Home sales are set to rebound in 2026, possibly up 14% this year as inventory rises and mortgage rates ease 🤞slightly. (Source: NAR December 2025)
