Ask your lender these four questions 👇
1. What is the annual percentage rate?
It is easy to focus only on the interest rate, but the APR gives you a better look at the total cost of the loan because it includes the rate plus certain fees. When comparing lenders, compare the APR too.
2. Can I make payments every two weeks?
Paying half of your monthly payment every two weeks adds up to 13 full payments each year instead of 12. That extra payment can help you pay down your mortgage faster and save on interest.
If your lender does not offer this option, ask whether you can make extra principal payments on your own.
3. Do you offer mortgage recasting, and what does it cost?
Recasting allows you to put a lump sum toward your mortgage balance. Your lender then recalculates the loan, which can lower your monthly payment.
This may be helpful if you have extra cash to put toward the loan but refinancing does not make sense. Just remember that not every lender offers it.
4. Can you send me a full closing cost estimate with every fee listed?
This helps you see exactly what you are being charged. It also makes it much easier to compare lenders, ask questions, and possibly negotiate a better deal.
Bonus question:
5. Do you have relationships with listing agents in the [your city name] area?
A lender with a strong local reputation can help make your offer feel more dependable. If the listing agent knows your lender communicates well and closes loans on time, that extra confidence could help in a competitive situation.

Real estate sounds simple until your Realtor starts explaining the actual process. 😂🏡
Do not worry. I translate as we go, repeat anything that needs repeating and fully expect at least one “Wait, what does that mean again?”
That is normal.

The kitchen had the lighting, counters and layout my buyers wanted.
Then we reached the garage.
Two vehicles could technically fit, but opening the doors comfortably was another question.
Storage crowded the path inside. Carrying groceries through that space every week would have been frustrating.
The polished room got their attention. One ordinary routine revealed whether the house worked.

One home can have three values because each one answers a different question:

LISTING PRICE

What is the seller asking buyers to pay?
2. APPRAISED VALUE
What value does an independent appraiser support for the lender’s loan decision?
3. ASSESSED VALUE
What value does the local tax authority use when calculating property taxes?
Do not use one as an automatic substitute for another. If the numbers do not make sense, ask your Realtor, lender and local tax office the question that belongs in each lane.

When a seller gives me access to their home, they are trusting me with more than a lockbox code.
They are trusting me to treat their space, privacy and security seriously.
That is why I verify who I am meeting and follow a consistent process before private showings.
My process includes confirming identity, confirming the appointment and following a consistent check in procedure.
I do not share vulnerable security details publicly, but I do make the boundary clear.
That protocol protects the agent entering the property, the seller who approved access and the buyer who expects a professional experience.

Right after we know the budget, loan type, estimated cash to close, and whether the dream-house price is living in the same universe as the monthly payment. 😂
So… get pre-approved first.
