Had a fun time at Women’s Council Of Realtors 5th Annual Designer Purse Bingo. I wasn’t a sponsor this year but my friend invited me to join after she sponsored a table-shout out to Holly 𝑯𝒐𝒍𝒍𝒚𝒘𝒐𝒐𝒅 𝒮𝓀𝒾𝓃 We had some luck at our table with multiple purse winners, a door prize winner and a raffle winner. Overall this event raised over $26,000 for the Malcolm Brown Foundation.

The 4th bedroom is an ensuite, so guests (or that family member who likes their own space 😂) get a little extra privacy.

And can we talk about the landing station right off the garage?! 🎒 Gym bags, backpacks, shoes, all the “where do I put this?” stuff finally has a home.

Yesterday we headed to the Pearl for a Mariachi Showcase and grabbed some ice cream afterward to try to cool down because apparently Texas forgot it’s September. 🥵🍦

The mariachi was SO fun! One minute they’re singing the sweetest, most romantic love song and the next they’re basically giving us the ultimate dis track (absolutely hilarious) 😂🎶 I was invested in the emotional whiplash

Although, if you asked the girls what their favorite part was, I’m pretty sure the answer would be: THE DOGS. 🐶

Bummer I didn’t get more videos of the other mariachis. Overall we enjoyed the musical talents, ice cream, and an afternoon at the Pearl with my girls — not a bad way to spend a Sunday! ❤️

Touring a brand-new home is always exciting—everything is fresh, shiny, and beautiful! ✨🏡

But as a Realtor®, there’s a lot more I’m looking at than just the finishes and the builder’s incentives.

When I’m touring new construction with my clients, I’m asking questions like:

🏡 Is the property in a MUD or PID?
🏡 What are the current and projected property taxes?
🏡 How many phases are planned, and how many total homes will be built?
🏡 What amenities are planned?
🏡 What are the HOA fees?
🏡 What warranties does the builder offer, and what exactly do they cover?
🏡 What incentives are currently available?
🏡 Are there lender incentives, closing-cost assistance, rate buy-downs, or other concessions available?
🏡 Are there any upcoming changes that could affect my client’s future home value or monthly payment?

And yes—I’m also looking at the numbers. 😉

If my clients fall in love with a particular home, my job is to help them understand the entire deal, not just the pretty finishes, and negotiate the strongest terms available for them.

New construction can be an amazing option, but having a Realtor in your corner means having someone who is looking beyond the model home and asking the questions that can make a big difference long after closing.
