People think Realtors just “show houses.”

Meanwhile we’re out here:

●answering calls at dinner
●negotiating contracts in parking lots
●decoding inspection reports like FBI agents
●calming nervous buyers at 11:47pm
●pretending we didn’t just see something absolutely horrifying in a seller’s bathroom

It’s chaotic.
It’s exhausting.
It’s honestly kind of ridiculous.

…and somehow I still love it.

Real estate isn’t a 9 to 5.
It’s more like a “reply whenever your phone vibrates” kind of career. 😂

After walking through hundreds of homes, I can tell you this:

Sometimes it’s not the big issues that turn buyers off.

It’s the little things that make them mentally start adding up “projects” before they’ve even left the bathroom.

A few bathroom mistakes I’d avoid before listing your home:

🚫 Dated wallpaper or overly trendy tile
🚫 Carpet in the bathroom (we need to talk)
🚫 Dark colors that make the space feel smaller
🚫 Poor lighting that makes everything feel gloomy
🚫 Oversized vanities that crowd the layout
🚫 Lack of storage buyers can actually use
🚫 Heavy window coverings that block natural light

Most of these aren’t massive renovations.

But they can absolutely impact buyer perception, showing feedback, and ultimately your offer price.

The goal when selling isn’t to make it match your style.

It’s to help buyers picture it as theirs.

“Technically” doing something and doing it WELL are two very different things. 😅

Sure… you can buy or sell a home without a real estate agent.
You can also buy sushi from a gas station at 11:47pm while questioning every life decision that led you there.

But here’s the part people don’t talk about enough 👇

A good Realtor isn’t just opening doors and putting signs in yards.

●Inspecting the inspection
●Catching issues before they become expensive surprises
●Helping you price correctly
●Protecting your money
●Protecting your time
●Protecting your sanity

Just moved in? Don’t sprint to HomeGoods like your life depends on it. Let’s do this right.

I’ve watched a lot of moves. The smooth ones all follow the same playbook.

Week 1: Clean it like you mean it
Empty house = cheat code.
Carpets, windows, cabinets, drawers. Get in all the places you’ll never touch again once the couch lands.
Want ducts cleaned? Do it now.
You’re not just cleaning… you’re resetting the house.

Week 2: Lock it down
Rekey the locks. Reset garage codes. Update smart access.
You don’t know who still has a key. Period.
Check smoke detectors, CO detectors, exterior lights.
Quick wins. Big peace of mind.

Week 3: Figure out your house before it humbles you
Run the AC. Test the heat. Learn the thermostat.
Find your water shut-off. Know your breaker panel.
Run irrigation. Peek under sinks.
Emergencies are a bad time to start guessing.
Bonus move: photo + video everything. Rooms, appliances, all of it. Future you will be very grateful.

Week 4: Handle the life stuff
Change your address everywhere. DMV, banks, insurance, subscriptions.
