The smart ones?
They’re looking for the stuff that can quietly punch their bank account in the throat later. 👀
Here’s what I always tell buyers to pay attention to before getting emotionally attached:
1️⃣ Water Heater
Check the age. Most last 10 to 13 years.
If it’s older, you could be staring at a $1,500 to $3,000 replacement sooner than later.
2️⃣ Electrical Panel
Federal Pacific, Zinsco, or old fuse boxes? Big red flags.
That’s a potential $2,500 to $4,000 fix.
3️⃣ Ceiling Stains
Brown or yellow spots usually mean water damage happened at some point.
Could be nothing… could be a very expensive “surprise.” Always ask questions.
4️⃣ HVAC System
That outdoor unit has a birthday too.
Most systems last 15 to 20 years and replacements can run $8,000 to $15,000.
5️⃣ Windows
Foggy glass and single-pane windows can get expensive fast.
Full replacement? Sometimes $15,000+.
6️⃣ Foundation Cracks
Tiny hairline cracks are common.
Horizontal or stair-step cracks? Different conversation entirely.
7️⃣ Sewer Line
Not sexy. Very important.
A sewer scope inspection costs a few hundred bucks and can save you from a five-figure nightmare.
8️⃣ Water Pressure
Turn on faucets. Flush toilets. Test everything.
Weak pressure can point to outdated plumbing or bigger issues hiding in the walls.
9️⃣ Drainage
Water should move AWAY from the house, not toward it.
Bad drainage can create foundation problems over time.
Bottom line:
Anyone can fall in love with a pretty kitchen.
The real pros know how to spot the expensive problems before they become THEIR expensive problems.
