There are certain moments in this business that stay with you—and this was absolutely one of them.

It was such an honor to have my friends entrust me with their very first home purchase. We explored a number of properties together, but the moment we stepped into this one—and took in those incredible lake views—we all felt it. This was the one.

It took three more visits (as it should), but once we knew, we moved with intention. Seventeen days later, keys in hand.

This property last sold in 2023 for $1.8M and, after multiple price reductions beginning last June, was ultimately scheduled for auction on February 19 with a starting bid of $1.2M.

Instead of heading to auction, we stepped in and negotiated a purchase at $1.486M — an exceptional value for my buyers while still allowing the sellers to exit the property, pay off their mortgage, and break even on the sale.

After nearly a year of searching, my buyers are officially the new stewards of this Paul Hayden Kirk home in Bellevue’s Hilltop neighborhood.

Last June, we went under contract on another Bellevue MCM — only to uncover a failing septic system requiring a full sewer connection. Months passed waiting for contractors, permits, and a construction timeline. After continued delays — and the arrival of their daughter in November — we made the difficult decision this month to pivot.

We had toured this property twice in the fall, but it too was temporarily off market while a new septic system was installed. We stayed in touch with the listing agent and kept the dialogue open.

When it returned in January at $1.8M, we watched.
When it repositioned at $1.6M, we moved.

I got my buyers back in that day. Offer drafted and signed that evening (seller had relocated to Japan). By morning, two additional offers had landed in the listing agent’s inbox.

20 days later, we closed.

Handed over the keys this week to my clients on their forever home in Woodinville — a long road to get here.

In November ’24, a 100ft tree crashed into their Seattle home, crushing the roof, tearing off the chimney, and removing an entire wall. Overnight, it was uninhabitable.

We structured an as-is sale, navigated the insurance claim, and secured a builder willing to take on the rebuild. After more than a dozen AirBnb moves over 14 months, this family of 4 was ready for stability.

In December, we lost 2 bidding wars in Woodinville — both homes had been sitting for 6 months. So when this property returned to market with a newly installed septic system, we moved quickly and secured it on a Sunday night with minutes to spare.

19 days later, we closed.
