One of the biggest mistakes I see first time homebuyers making in Seattle? Ok, I’m going to say it …

Listening to outdated advice from their parents.

The big one that always pops up is the myth of needing 20% for a downpayment.

Relying on outdated financial advice, especially from those who haven't purchased a home recently, could cost you more in the long run. The Seattle market is unique, and waiting to save up that 20% could mean missing out on significant equity gains.

With the rapid appreciation of homes here, the money you save on Private Mortgage Insurance (PMI) by putting down 20% is often outweighed by the equity you could build by buying sooner, even if it means a higher monthly payment or settling for a home you like but don't love for a few years.

Today’s price tag on a 2 bedroom might give your parents sticker shock, but in the long run, it’s going to be a valuable investment.
