The debate that never gets old. 🏠🔑

🔑 Renting: Flexibility, no maintenance costs, easier to relocate for work. Great if you're not sure where you'll be in 2 years.
🏠 Buying: Building equity every month, stability, control over your space. The math often works better than people expect, even with today's rates.

There's no universal right answer, it depends on your 3-5 year plan. Which side are you on?

When you’re house hunting, it’s easy to focus on the beautiful kitchen, the new floors, or the size of the backyard (and those things matter!).

But there are also details that can tell you a lot about a home’s potential:

✨ How natural light moves through the space
✨ Whether the layout feels functional for everyday life
✨ The flow between rooms
✨ Storage opportunities (or lack of them)
✨ Signs of future maintenance needs
✨ How the home connects to the neighborhood around it

After seeing hundreds of homes, you start noticing the little things that can make a big difference.

Because buying a home isn’t just about loving how it looks today — it’s about understanding how it will fit your life tomorrow. 🏡

What’s one thing you always look for when touring a home?

Did you know parts of Seattle are hidden underground? 👀🏙️

After the Great Seattle Fire of 1889 destroyed much of downtown, the city had the opportunity to rebuild, but with a major change.

Instead of simply rebuilding on the same streets, Seattle raised the streets by several feet to improve drainage and reduce flooding. New buildings were constructed above the old sidewalks, leaving behind a hidden underground city beneath modern-day downtown.

Today, the Seattle Underground is a fascinating reminder that this city has layers of history beneath every street corner.

It’s one of the many things that makes Seattle unique, a city where the past and present exist side by side. 🌲✨

From historic neighborhoods to character-filled homes, Seattle’s story is written into the places people call home.

One thing that surprises many buyers about Seattle? A neighborhood can change dramatically… sometimes within just a few blocks. 👀🏡

A street filled with coffee shops, restaurants, and city energy can quickly turn into a quiet, tree-lined area with historic homes and a completely different feel.

That’s because Seattle neighborhoods are made up of unique pockets shaped by things like:
☕ Local businesses and restaurants
🌳 Parks and green spaces
🚶 Walkability
🏡 Home styles and architecture
🚗 Traffic patterns and commute options

Take Ballard, for example. One part of the neighborhood might offer a lively atmosphere with breweries and new developments, while another area feels more residential with peaceful streets and charming homes.

The same goes for Capitol Hill, Queen Anne, Fremont, and many other Seattle communities, each has its own personality depending on exactly where you are.

When searching for a home, it’s not just about choosing a neighborhood name on a map. It’s about finding the right corner of the city that matches the way you actually want to live. ✨

Thinking about moving to Seattle? Let’s find the neighborhood that feels like home. 🏡

Although, it felt strange to talk about myself, it was an honor to be interviewed by Jim. 👏 🏡💡

Here are your clues:

☕ A neighborhood where your weekend might start with a local coffee shop and end with a craft beer.

🌊 You’re never too far from the water, with beautiful spots nearby to catch a sunset.

🏘️ You’ll find a mix of charming older homes, modern townhomes, and new developments.

If I were buying a home in Seattle, these are the things I’d be looking for first… 👀🏡

Because a beautiful home is great, but the right home is about so much more than what you see in the photos.

Here’s what would make my list:

🌲 A great location over a perfect interior
Paint colors and finishes can be changed. Your commute, neighborhood, access to parks, and daily lifestyle are much harder to change.

☀️ Natural light
Seattle has plenty of cloudy days, so a home with good windows and natural light can make a huge difference in how a space feels.

🏡 A functional layout
A home should work for your everyday life — not just look good during a showing. I’d pay attention to how the rooms flow, where people gather, and how the space is actually used.

🌿 Outdoor space (even if it’s small)
A backyard, balcony, patio, or nearby green space can become an extension of your home — especially during Seattle’s beautiful summer months.

🔨 Good bones and long-term potential
I’d look beyond the surface and consider things like maintenance, updates, and whether the home has room to grow in value.

📍 The feeling of the neighborhood
I’d visit at different times of day, walk around, grab a coffee, and imagine what everyday life would actually feel like there.

Because the best home isn’t just the one you fall in love with during a 20-minute tour…

It’s the one that still feels right years later. ✨

What’s the #1 thing you would look for in your dream Seattle home? 👇

Let’s talk about some unpopular Seattle real estate opinions… 👀🏡

After seeing hundreds of homes and helping people navigate the Seattle market, I’ve learned that some of the things buyers think matter most… aren’t always what actually makes a home the right fit.

Here are a few opinions that might be a little controversial:

🏡 A bigger home isn’t always a better home.
More square footage sounds great, but the right layout, location, and lifestyle fit can matter much more than extra rooms you rarely use.

📍 The neighborhood matters more than the finishes.
You can change the paint, countertops, and light fixtures… but you can’t easily change your commute, surroundings, or how the area feels every day.

🌲 Being close to nature is one of Seattle’s biggest luxuries.
A home near parks, trails, water, or green spaces can completely change your quality of life.

🔨 A “move-in ready” home isn’t always the best investment.
Sometimes the home with outdated finishes but a great location has more long-term potential than the perfect-looking house in the wrong spot.

☕ The best neighborhood isn’t the trendiest one.
The “coolest” area on social media might not be the place where your everyday life actually works best.

At the end of the day, the best home isn’t the one everyone else loves…

It’s the one that fits the way YOU want to live. ✨
