Before you get too far into a deal, make sure the pieces actually line up.

Timeline. Budget. Scope. Exit plan.

A deal can look good at first glance and still fall apart if one of those pieces doesn’t support the others. Catching the pressure points early gives you more room to adjust before they become expensive problems.

A good lender shouldn’t be emotionally attached to Plan A.

Markets move. Timelines shift. Numbers change. Sometimes the smartest decision is recognizing that the original plan no longer makes sense.

That’s when communication matters most.

Bring your lender into the conversation early, look at the options, and make the next decision based on where the deal is now.

We’d rather help a borrower adjust the plan than watch them force one that stopped working.

A timeline that only works when everything goes right probably isn’t realistic.

Patty sees this all the time. Permits take longer. Cities get backed up. Contractors get delayed. One setback starts pushing everything behind it.

That’s why we look closely at the timeline before we fund a deal. The goal is to make sure there’s enough room for real life to happen and still get the project across the finish line.

Sometimes the smartest move in a deal is changing the plan.

This borrower originally planned to purchase a lot and build a new home. When market conditions shifted, moving forward with construction no longer made the most sense.

So we talked through the options.

The borrower ultimately sold the lot to another investor and paid the loan off early instead of forcing the original plan.

A good exit strategy matters. So does knowing when it needs to change. Communication gives everyone more options.

A new construction deal can look strong on paper and still leave us with questions.

We’re looking at the borrower, the budget, the timeline, the completed value, the exit, and how much room is left if something changes along the way.

Would we fund this one? Potentially, yes.
