26 years of memories, two big dogs, and a market that rewards preparation.

When this family reached out to sell the home where they raised their kids, we had some honest conversations. The house had a strong pet odor, and in a market where buyers have more options, I had to be straightforward about what needed to change. They listened, and we got to work.

We primed the subfloor with an odor blocking primer before the carpet installer even laid the pad down, then added new carpet, landscaping, fresh paint, a few minor repairs, a pre-inspection, and a sewer scope. No detail was too small.

The result? Under contract above list price in 5 days in a market where the average is 25. They later thanked me for the "tough love."
