If a home flooded one time during an unprecedented flood event like Hurricane Harvey, was properly repaired, and has not flooded before or since…

Would you still consider buying it?

👍 YES — One extreme event wouldn’t automatically scare me away.

❤️ MAYBE — I’d want to know the flood zone, insurance cost, repair history, and whether anything has changed since.

😮 NO — If a home has ever flooded, I’m not interested.

🏡 You marry the home… but you date the rate.

I know interest rates are one of the biggest things buyers are watching right now. And yes — your interest rate absolutely matters.

But don’t let the rate make you overlook the right house.

Rates can change. You may have the opportunity to refinance later. The house, the location, the neighborhood, the layout, the property — those are the things you’re actually buying.

And here’s something else that doesn’t get talked about enough:

💰 If your goal is to save money on interest, paying a little extra toward principal can make a HUGE difference.

For example, let’s say you finance $300,000 on a 30-year mortgage at 6.5%.

Your principal & interest payment would be about $1,896/month.

Over 30 years, you’d pay roughly $382,600 in interest.

But if you paid just $100 extra toward principal every month:

👉 You could pay the house off about 4 YEARS EARLY
👉 And save roughly $61,000 in interest

That’s only $100/month making a potential $60,000+ difference over the life of the loan.

And you don’t necessarily have to do it every month. Tax refund? Bonus? Good commission check? Throwing an extra principal payment at the mortgage once or twice a year can help too.

So when you’re looking at buying a home, don’t only ask:

“What’s the rate today?”

Ask:

“Is this a home I want to own long-term, and what can I do to make the financing work in my favor?”
