There's a change coming October 15 that most Ventura County homeowners haven't heard about yet.

The California FAIR Plan is raising insurance rates by an average of 29.1% on new and renewing policies. Ventura County already has over 16,000 residential FAIR Plan policies on the books, and the increase isn't spread evenly. Homes in fire-prone canyons and foothills could see the biggest jumps, some wildfire premiums could even double.

If you're buying, selling, or already have a FAIR Plan policy, this is worth knowing before it becomes a surprise at closing or on your next bill.

Your cousin who sold a house one time is not a real estate expert.

I get it. Everybody knows someone who "knows real estate." A friend, a coworker, an uncle who flipped a house back in 2011. And I get why you ask them first. It's free, and it's easy.

But here's what happens a lot. Somebody takes that advice, and it doesn't fit their real situation. Prices are different in your neighborhood. Your timeline is different. Your lender is different. What worked for your cousin's sale five years ago might not even apply to yours.

I'm not saying don't ask your friends. Ask me too. I've closed hundreds of homes in Simi Valley, Ventura County, and the Conejo Valley, and I'll tell you straight whether what you heard fits your situation or not.

🏡 What will a first home really cost each month in Ventura County this fall?

We ran the numbers on a $700,000 condo or townhome with 5% down, and the answer surprises a lot of first-time buyers.

📊 The monthly cost breakdown:

Loan payment at 6.95% (Freddie Mac average, Sept. 17): about $4,402
Ventura County property taxes (1.1% to 1.3%): about $642 to $758
Subtotal: about $5,044 to $5,160 a month
That's BEFORE homeowners or HO-6 insurance, HOA dues, and mortgage insurance. Those three can add hundreds more. 💸

🔥 One date to watch: October 15, 2026
California FAIR Plan rates go up an average of 29.1% for new and renewing policies. Ventura County has 16,348 FAIR Plan policies, with about 5,300 in Thousand Oaks and Newbury Park.

The good news? Not every buyer needs the FAIR Plan. Many condo buyers are partly covered by the HOA's master policy. Just get a quote early in escrow. ✅
