Casi pierde $400,000 dólares antes de invertir. 😱

Hace 14 meses, una clienta colombiana me escribió desde Bogotá. Quería invertir en Florida sin viajar. Tenía miedo. Lógico — invertir tan lejos da nervios.

Le tenía echado el ojo a una propiedad que mostraba 7.5% de retorno anual. Sobre el papel, una joya.

Cuando le apliqué mi análisis ECOS a 5 años (que mira vacancia real, gastos verdaderos, CAM, reservas), el retorno verdadero era 5%. Esa diferencia eran $400,000 en pérdidas escondidas en el contrato.
