Mortgage points can be helpful, but they are not automatically the best move for every buyer.

A rate buydown means you pay money upfront to lower your interest rate. The important question is: how long will it take you to make that money back through monthly savings?

For example, if buying down the rate costs $4,000 and saves you about $55 per month, it would take roughly 72 months, or 6 years, to break even.

So if you plan to stay in the home long enough, it may make sense. If you might move or refinance sooner, that money may be better used elsewhere.

The right answer depends on your loan, your goals, and your timeline. That’s why we run the numbers first, not after.
