PHASE 3 — UNDER CONTRACT TO CLOSING → Georgia closing timeline: typically 30–45 days → Includes due diligence, inspection, appraisal, final loan approval

→ Shows the seller you’re serious

Can you get it back? It depends on your contingencies:

✅ Financing contingency → generally protected if your loan falls through

✅ Inspection contingency → options if inspection reveals issues

✅ Due Diligence period → Georgia buyers can walk away and recover deposit within this window

❌ Waive your contingencies and change your mind → you may lose it

🛡️ The most important protection you have as a Georgia home buyer — and most people don’t fully understand it until they’re already in a deal.
It’s called the Due Diligence period. Here’s what you need to know:

→ A negotiated window of time after going under contract (typically 7–14 days)

→ Your opportunity to inspect, investigate, and review everything about the property

→ Bring in home inspectors, roofers, HVAC techs, pest inspectors — whoever you need

→ Review HOA documents, title, survey — do your full homework

🔑 The big protection: if you decide for ANY reason during this window that you don’t want to move forward — you can walk away and recover your earnest money.

Once Due Diligence ends, the rules change. Backing out after that point puts your deposit at risk.

This is why you never rush through Due Diligence — and why having the right inspectors lined up before you go under contract matters.
