Mary Ann Hebert - Associate Broker

Mary Ann Hebert - Associate Broker Serving Connecticut with integrity and expertise for over 30 years. Bannon & Hebert Properties was opened February 1, 1996, in Middlebury, CT.

Proud to have guided hundreds of clients through buying and selling homes with care, dedication, and results. Mary Ann Hebert and Donna Bannon had worked at different brokerages as Top Producing Agents. Together they built a business based on shared values. Our team has grown. In 2015, we teamed up with Better Homes and Gardens. This allowed us to offer our clients and agents cutting edge technolo

gy and training while continuing to offer the personal touch that is so important. Each agent is a member of our team who represents the values and dedication that has given our company a reputation for fairness, honesty and hard work. We put the client first. BHGRE Bannon and Hebert believes in giving back to the communities we serve. Our agents are involved in the communities where they live and work. In 2021, we made donations to the local fuel banks in each town we listed or sold property in that year. Our Middlebury office is a drop off location for food donations, as well as a year-round coat drive. BHGRE Bannon and Hebert are sponsors for local charity events as well as civic events. Real Estate is a relationship business. Buying and selling can be stressful and overwhelming. Our job is to make the transaction as smooth as possible with the client’s interest always first. We live our motto “Making houses into homes and clients into friends.”

I often help families sell probate estates, and every time I’m reminded how deeply a home holds someone’s story. Many elderly homeowners stay in their homes despite limited income — sometimes to preserve a nest egg for loved ones, sometimes simply because they cannot imagine leaving the place where their memories live.

No matter the condition of the property or the updates needed, I never forget that it was once someone’s safe place, their history, their life.

A big part of my role is helping families respectfully clear out the home. For 30 years, I’ve trusted Sharon to handle this delicate work. She sorts everything with care — items to dispose of, donate, or sell — and she has uncovered thousands of dollars tucked away in books, returned family photos, and safeguarded personal documents. Her compassion has meant the world to the families we serve.

My clients are always grateful for the respect my team shows during such an emotional transition. And it’s a powerful reminder to me: every transaction deserves our very best.

Every year, Connecticut’s housing market follows a familiar rhythm — a late‑summer exhale in August, followed by a sharp, confident pickup in September.

It’s not random. It’s behavioral, seasonal, and backed by decades of market patterns across Fairfield, New Haven, and Litchfield counties.

Why August Softens:

August has always been a “pause month” in Connecticut real estate. Here’s what drives it:
Family priorities shift — Buyers with children are focused on vacations, college drop‑offs, and back‑to‑school prep. Showings dip, new listings slow, and even serious buyers hit the brakes.
Sellers wait strategically — Many homeowners prefer not to list during peak vacation season when buyer attention is scattered.

Market data reflects it — Historically, August shows:
Lower new listing counts
Fewer pendings
Slightly longer days on market
Reduced weekend showing activity

It’s not a market problem, it’s a lifestyle pattern.

Why September Rebounds Strongly:

Once Labor Day passes, the market snaps back into focus.
Buyers re-engage: With routines restored and kids back in school, serious buyers return with urgency.
Empty nesters make their move; September is one of the top months for downsizing listings. After summer family gatherings, many homeowners decide it’s time to sell the larger home and transition to a simpler lifestyle.

Inventory rises — Sellers who waited out August list in September, giving buyers fresh options.
Pendings jump — Historically, Connecticut sees a noticeable increase in accepted offers between September 10–30.

What This Means for Today’s Market:

Even in tight‑inventory years, the September surge remains consistent. For sellers, it’s one of the strongest windows of the year to capture motivated buyers. For buyers, it’s the moment when new inventory finally appears after the August lull.

Bottom Line

August may feel quiet — but it’s the calm before one of Connecticut’s most reliable market accelerations. If you’re thinking about selling, especially as an empty nester, September is your opportunity window. And if you’re buying, this is when the market wakes back up.
